Northfield Sales Span $110,000 To $470,000 With Prices Still Pending

NORTHFIELD -- Thirteen properties changed hands in Northfield between Aug. 7 and Sept. 5, but sale prices have been recorded for only four of them so far, according to Franklin County Registry of Deeds records. Those four transactions ranged from $110,000 to $470,000, with a median of $214,500.

Thirteen deeds were recorded during the period, but only four carried a sale price in the registry data as of this writing; the remaining nine show "price not yet available," which typically reflects a reporting lag of about a week rather than a withheld figure. Among the four priced sales, prices ranged from $110,000 to $470,000, with a median of $214,500. With just four priced transactions to compare, the raw count alone does not support a characterization of the period as particularly active or quiet; a fuller picture may emerge once remaining prices post to the registry.

TOP SALES

The highest-priced transaction was 459 Millers Falls Rd., which sold for $470,000 on Aug. 10. Jason and Laura Turner sold the property to Ariel Dwyer. Bed, bath and square-footage figures were not available in the deed record.

The second-highest sale was 174 Main St. for $304,000 on Aug. 20. Brittny and Jonathan MacQuarrie were the sellers; Greenfield Savings Bank was the buyer.

590 South Mountain Rd. sold for $125,000 on Aug. 17. Carolyn M. and Keith P. Kennedy sold the property to Greenfield Savings Bank.

84 Captain Beers Plain Rd. sold for $110,000 on Aug. 17. Kaitlin R. Shearer, also listed as Kaitlin R. Churchill, sold the property to Greenfield Cooperative Bank.

NEIGHBORHOOD BREAKDOWN

Millers Falls Road saw two transfers in the period: 459 Millers Falls Rd. sold for $470,000, while 759 Millers Falls Rd. shows a seller of Mortgage Electronic Registration Systems Inc. to Geneva Financial LLC, with price not yet available.

Mountain Road also saw two transfers: 590 South Mountain Rd. sold for $125,000, while 363 S Mountain Rd. was a nominal-consideration transfer from Stephanie J. Fuller and Jonathan D.K. Gibbons to Redevelopment A, not a market sale.

By price tier among the four recorded sales: under $150,000 (84 Captain Beers Plain Rd. and 590 South Mountain Rd.); $150,000 to $350,000 (174 Main St.); and above $350,000 (459 Millers Falls Rd.).

The remaining nine properties, including 578 Pine Meadow Rd., 11 Jewett Rd., 30 Warwick Rd., 77 Old Turnpike Rd., 9 Railroad Station Rd. and 609 Gulf Rd., have not yet posted a sale price to the registry.

Three of the four priced sales in this period, 174 Main St., 590 South Mountain Rd. and 84 Captain Beers Plain Rd., had banks as the recorded buyer: Greenfield Savings Bank twice and Greenfield Cooperative Bank once. Only 459 Millers Falls Rd. was sold to an individual buyer among the priced transactions.

Two transfers in the period, 363 S Mountain Rd. and 217 Birnam Rd., were recorded for nominal consideration under $10,000 and are not reflected in the price range or median; neither involved grantor and grantee names indicating a shared family, trust or estate on their face.
