Ashfield Sale Prices Range Widely as Disclosed Median Holds at $100,000

ASHFIELD -- Nine property transfers were recorded in Ashfield between Aug. 7 and Sept. 5, according to Franklin County Registry of Deeds records, though a sale price was disclosed in only four of those transactions.

MARKET OVERVIEW Nine deeds were recorded during the period. Among the four sales with a disclosed price, values ranged from $30,000 to $325,000, with a median of $100,000. The remaining five transactions carried no stated price, which is common in deed records and does not necessarily indicate a discounted or below-market sale. Nine transfers is a notable count of recorded activity for a town the size of Ashfield over roughly one month, but because a majority of the transactions lack price data, the figures available offer only a partial picture of the period's market activity.

TOP SALES 197 Buckland Road sold for $325,000 on Aug. 14, the highest price recorded in the period. Michael R. Yargeau was the seller; Joshua Beauregard and Emily Rothschild were the buyers. 1517 Cape Street sold for $150,000 on Aug. 14. Anne Schermerhorn was the seller; Mark E. Dallmeyer was the buyer. A property in Ashfield, with the street address not fully specified in the deed record, sold for $50,000 on Aug. 12. BDLB Land Holdings LLC was the seller; William P. Ryan Tr. and Jeanne M. Lightfoot Tr. were the buyers. 1277 Williamsburg Road sold for $30,000 on Aug. 12. Deborah A. Reed and Hollie J. Marron were the sellers; Greenfield Savings Bank was the buyer.

NEIGHBORHOOD BREAKDOWN No street had more than one recorded sale in the period, so no street-level cluster emerged. By price tier, all four sales with a disclosed price fell under $500,000: one in the $300,000s (197 Buckland Road), one in the $150,000s (1517 Cape Street) and two below $100,000 (the unspecified Ashfield address at $50,000 and 1277 Williamsburg Road at $30,000). The five transactions without a disclosed price, at 42 Lilliput Road, 343 Apple Valley Road, 428 Bird Hill Road, 892 West Road and 1790 Baptist Corner Road, cannot be placed into a price tier.

The Franklin County Regional Housing Authority and Redevelopment A. transferred 892 West Road to Mary L. and Robert Walker. And 1277 Williamsburg Road transferred from Deborah A. Reed and Hollie J. Marron to Greenfield Savings Bank. Two other transfers followed a pattern consistent with trust or intra-family transactions: at 1790 Baptist Corner Road, Cameron T. Davis and Holly M. Cain are listed as both seller and buyer, and 428 Bird Hill Road transferred from Claire Tr. and Cournand Ashfield Trust.
