Northfield's priciest August sale tops $470,000 on Millers Falls Road

NORTHFIELD -- Northfield recorded 13 property transfers in August, but only four carried a sale price in registry data so far, with the highest reaching $470,000 for a home on Millers Falls Road.

MARKET OVERVIEW Thirteen deeds were recorded in Northfield between July 31 and Aug. 29. Of those, four carried a recorded sale price, ranging from $110,000 to $470,000, with a median of $214,500. Two additional transfers were recorded for nominal consideration and are not counted as market sales. The remaining seven transfers have no price yet available in registry data. With just four priced sales for the month, the dataset is too thin to characterize overall market activity as active or quiet based on raw count alone.

TOP SALES 459 Millers Falls Road sold for $470,000 on Aug. 10. Sellers were Jason Turner and Laura Turner; the buyer was Ariel Dwyer. Bed, bath and square footage figures were not available. 174 Main Street sold for $304,000 on Aug. 20. Sellers were Brittny MacQuarrie and Jonathan MacQuarrie; the buyer was Greenfield Savings Bank. 590 South Mountain Road sold for $125,000 on Aug. 17. Sellers were Carolyn M. Kennedy and Keith P. Kennedy; the buyer was Greenfield Savings Bank. 84 Captain Beers Plain Road sold for $110,000 on Aug. 17. The seller was listed as Kaitlin R. Shearer, also recorded as Kaitlin R. Churchill; the buyer was Greenfield Cooperative Bank.

NEIGHBORHOOD BREAKDOWN Millers Falls Road saw two transfers this period: the $470,000 sale at 459 Millers Falls Road and a transfer at 759 Millers Falls Road, from Mortgage Electronic Registration Systems Inc. to Geneva Financial LLC, with no price yet available. South Mountain Road also saw two transfers: the $125,000 sale at 590 South Mountain Road and a nominal-consideration transfer at 363 S Mountain Road from Stephanie J. Fuller and Jonathan D.K. Gibbons to a buyer listed as Redevelopment A. Among priced sales, two fell under $200,000 (Captain Beers Plain Road and South Mountain Road) and two fell between $200,000 and $500,000 (Main Street and Millers Falls Road).
