HEATH -- Five property deeds were recorded in Heath between Aug. 21 and Sept. 19, but none had a sale price entered in county records by the time this report was compiled.

MARKET OVERVIEW Five transfers were recorded in Heath during the period. None of the five deeds had a consideration amount listed in the Franklin County Registry of Deeds data as of this report, so no price range or median sale price can be calculated this month. A count of five recorded transfers in about a four-week span is not unusual for a small town like Heath; whether that represents an active or quiet stretch cannot be judged without price data.

TOP SALES Because no sale prices are yet available for any of the five deeds, transactions cannot be ranked by price this period. All five are listed here in order of recording date:

20 Number Nine Road sold Sept. 9. Seller: Franklin County Regional Housing Authority/Redevelopment A. Buyers: Joseph M. Delrosso and Maryjean Delrosso. Price not yet available.

8 Lakeview Drive sold Sept. 8. Seller: Earl Wickline. Buyer: Massachusetts Electric Co. Price not yet available.

144 Branch Hill Road sold Sept. 4. Seller: Margaret Boudreau. No buyer name was listed in the available data. Price not yet available.

132 Taylor Brook Road sold Aug. 31. Seller: Erik P. Brenzel. Buyer: Capital One NA. Price not yet available.

22 Cascade Drive sold Aug. 28. Seller: Leopold M. Ablicki. Buyer: Wyatt Syriac. Price not yet available.

NEIGHBORHOOD BREAKDOWN The five sales occurred on five different streets: Number Nine Road, Lakeview Drive, Branch Hill Road, Taylor Brook Road and Cascade Drive. No street had more than one recorded transfer this period, and no price-tier breakdown is possible since sale prices have not yet been recorded for any property.

MARKET NOTES The five deeds show a mix of buyer types rather than a single pattern. One property, at 20 Number Nine Road, moved from the Franklin County Regional Housing Authority/Redevelopment A to individual buyers. One, at 8 Lakeview Drive, was acquired by Massachusetts Electric Co. rather than an individual. One, at 132 Taylor Brook Road, was transferred to Capital One NA, a financial institution, rather than to an individual buyer. The remaining two transfers, at 144 Branch Hill Road and 22 Cascade Drive, involved individual sellers; a buyer name was recorded only for the Cascade Drive property. No price-per-square-foot or property-type comparisons can be made this period because square footage and property-type data were not included in the available deed records.
