New Salem Sale Prices Mostly Undisclosed as Bank Transfers Dominate Deed Records

NEW SALEM -- Eight deeds were recorded in New Salem between Aug. 14 and Sept. 12, but only one listed a sale price on the record: the Sept. 8 transfer of 190 Neilson Road for $60,000.

MARKET OVERVIEW Eight property transfers were recorded in New Salem during the period. Of those, one disclosed a sale price, $60,000, recorded for 190 Neilson Road on Sept. 8. That figure marks both the low and high end of the disclosed price range and stands as the period's median, since it is the only price available for calculation. The absence of a listed price on the other seven deeds is common in registry of deeds data and does not indicate anything about those properties' value. Because only one of eight transfers carried a disclosed price, the raw count is the only available gauge of activity for this period, and the dataset does not include figures from prior months for comparison.

TOP SALES The lone disclosed-price transaction was the Sept. 8 sale of 190 Neilson Road for $60,000. Seller Connie L. Turner conveyed the property to Greenfield Cooperative Bank. Bedroom, bathroom and square-footage figures were not available in the deed record. The remaining seven transfers, at 10 Branch Bridge Road, 28 Neilson Road, 76 William Rice Road, 80 Fay Road, 82 North Spec Pond Road, 100 Blackinton Road, and one parcel recorded without a street address, did not include a sale price, so they cannot be ranked by value.

NEIGHBORHOOD BREAKDOWN Neilson Road was the only street with more than one recorded transfer this period. In addition to the $60,000 sale of 190 Neilson Road on Sept. 8, 28 Neilson Road transferred Sept. 1 from seller TruNorth Bank to buyer Frank A. Marz; that sale's price was not disclosed. The other six transfers were spread across six separate locations, Branch Bridge Road, William Rice Road, Fay Road, North Spec Pond Road, Blackinton Road, and one parcel with no street address listed, with no other street-level clustering evident in the data. Because only one sale price was disclosed, transactions cannot be sorted into price tiers this period.

MARKET NOTES Five of the eight recorded transfers involved a bank or mortgage-related entity as either grantor or grantee. Cornerstone Bank conveyed 10 Branch Bridge Road to David J. Mallet on Sept. 11. Connie L. Turner conveyed 190 Neilson Road to Greenfield Cooperative Bank on Sept. 8. TruNorth Bank conveyed 28 Neilson Road to Frank A. Marz on Sept. 1. Citizens Bank NA conveyed 76 William Rice Road to Eric K. Hamm and Gabriele H. Voelker on Aug. 31. And New Residential Mortgage LLC, by attorney, along with US Bank Trust NA as trustee, were listed as sellers of 100 Blackinton Road on Aug. 27, with no buyer named in the record.

One transfer, 82 North Spec Pond Road on Aug. 31, moved between family members: Richard A. Gauvin and John E. Gauvin conveyed the property to John E. Gauvin and Richard A. Gauvin as trustees, consistent with a trust transfer within the same family. A separate deed for a parcel with no listed street address was recorded Aug. 26 with the Massachusetts Comm Conservation Recreation as seller and no buyer named. No sale price, property type or square-footage information was available for any transaction beyond 190 Neilson Road.
