Most Whately Home Sale Prices Remain Pending in Deed Records This Month

WHATELY -- Thirteen property transfers were recorded in Whately between Sept. 18 and Oct. 17, but only three carried a sale price in Franklin County Registry of Deeds records as of this report, limiting a full picture of the month's market.

MARKET OVERVIEW The Franklin County Registry of Deeds recorded 13 property transfers in Whately from Sept. 18 through Oct. 17. Of those, three carried a recorded sale price, ranging from $65,000 to $100,000, with a median of $70,000 among the priced sales. The remaining 10 transfers had no price yet available; sale prices typically appear in registry records within about a week of recording. Based on the raw count of 13 transfers, the period showed a moderate level of deed activity for the town, though the limited pricing data restricts further comparison.

TOP SALES 45 Christian Lane sold for $100,000 on Oct. 2. The sellers were Paul M. Gray and Sheri A. Gray; the buyer was Freedom Credit Union. Bedroom, bathroom and square footage figures were not available.

A property listed in deed records only as "Whately, MA," without a specific street address, sold for $70,000 on Sept. 21. The sellers were Ashlee B. Haslett and Ethan Haslett; the buyer was Greenfield Cooperative Bank.

55 Egypt Road sold for $65,000 on Sept. 29. The sellers were Robert W. Driscoll and Suzanne L. Beck; the buyer was Florence Bank.

The remaining 10 transfers recorded during the period had no sale price yet available.

NEIGHBORHOOD BREAKDOWN Three streets each saw two transfers this period. Chestnut Plain Road recorded transfers at 74 and 82; both involved family trusts, and neither had a reported price. River Road recorded transfers at 3 and 7, both involving Debilitating Medical Treatment Centers Inc. as seller, neither with a reported price. State Road recorded transfers at 226 and 243; the 243 State Road sale moved property within the Braman family, while 226 State Road listed VIP Realty Group LLC and Curtis Capital LLC as sellers. All three sales with recorded prices, at Christian Lane, Egypt Road and the unspecified Whately address, fell in the same tier, below $100,000.

MARKET NOTES Six of the 13 transfers listed a bank or credit union as either grantor or grantee. Florence Bank, Florence Savings Bank, Freedom Credit Union, Greenfield Savings Bank and Greenfield Cooperative Bank each appear in the data, either receiving property from an individual seller or transferring property to one. Several other transfers moved property within the same family or into a trust, including those at 243 State Road, 236 Haydenville Road, 82 Chestnut Plain Road and 74 Chestnut Plain Road. No bedroom, bathroom or square footage data was available for any property in this period's records, so no price-per-square-foot comparisons could be calculated.
