MONROE -- Two property transfers were recorded in Monroe between Aug. 21 and Sept. 19, according to Franklin County Registry of Deeds records. Neither deed had a sale price posted to the registry as of this report, and one of the two transfers appears to be a within-family trust transfer rather than an open-market sale.

MARKET OVERVIEW Two deeds were recorded during the period, and neither lists a consideration amount. With only two transfers and no price data, there is not enough information to calculate a median sale price, establish a price range, or characterize the period as active or quiet based on volume alone.

TOP SALES Because price data is not yet available for either transfer, sales cannot be ranked by price. Both recorded transfers are listed below.

1 Davis Road transferred Aug. 31 from Paul M. Herber, also recorded as Paul Martin Herber, to Paul Martin Herber as trustee of the Paul Martin Herber Revocable Trust. Price not yet available.

A second deed recorded Aug. 27 lists the Massachusetts Department of Conservation and Recreation as seller for a property recorded only as located in Monroe; no buyer name, specific address or price was included in the available data.

NEIGHBORHOOD BREAKDOWN With only two recorded transfers at different locations, no street-level or neighborhood pattern can be identified from this period's data.

MARKET NOTES The dataset is too limited this period to support observations on property-type mix, price-per-square-foot trends or other market patterns. One of the two transfers, the Davis Road deed, moved ownership from an individual to a revocable trust bearing the same name, a pattern consistent with estate or asset-planning transfers rather than a sale to a new owner. The other transfer's incomplete buyer and address information limits further reporting on that deed this period.

Note on limited data: This roundup covers only two recorded deeds for the period, both without posted sale prices. Sale prices typically appear in registry records within about a week of recording, so figures for one or both of these transfers may become available in a future update. Given the small sample, this report is limited to what the registry has made available rather than expanded with estimates.
