Masterson Road sale pushes Whately's disclosed price range to $1.4 million

WHATELY -- Twelve property transfers were recorded in Whately between July 31 and Aug. 24, but only five listed a sale price, ranging from $64,908 to $1.4 million, according to Franklin County Registry of Deeds records.

MARKET OVERVIEW

The registry recorded 12 transfers during the period. Among the five with a disclosed sale price, prices ranged from $64,908 to $1,400,000, with a median of $290,000. The raw count of 12 transfers suggests a period of ordinary activity for a small town, though the fact that seven of the 12 transfers, more than half, carried no disclosed price limits what can be said about overall market direction. Several of the undisclosed-price transfers involved banks, credit unions, or mortgage-registration entities as either grantor or grantee, and two involved the Town of Whately taking property for unpaid taxes.

TOP SALES

The month's highest-priced transaction was 92 Masterson Rd, which sold for $1.4 million on Aug. 24. Seller Megan Komosa transferred the property to buyer Justin Lazarus. The next-highest disclosed sale was 45 North St, which sold for $375,200 on Aug. 11; seller Thomas D. Sadoski transferred the property to Freedom Credit Union. At 239 River Rd, the Estate of Francis C. Sobieski Jr., with Francis G. Sobieski as personal representative, sold the property for $290,000 on July 31 to buyers Sarah Xiques and Lewis Goldstein. Rounding out the disclosed sales, 52 Webber Rd sold for $75,000 on Aug. 3, with seller Angelia Bisbee transferring to UMassFive College Federal Credit Union, and 116 Christian Ln sold for $64,908 on Aug. 11, with seller Lisa C. Gustavsen transferring to Mortgage Electronic Registration Systems Inc. and Holyoke Credit Union.

NEIGHBORHOOD BREAKDOWN

Chestnut Plain Road accounted for three of the 12 transfers: 168 Chestnut Plain Rd (Meredith H. Morrison, as trustee, as grantor, price not disclosed), 178 Chestnut Plain Rd (Mortgage Electronic Registration Systems Inc. to Hope and John Ogletree, price not disclosed) and 200 Chestnut Plain Rd (Ellen S. Burt, as trustee, transferring to the Ellen S. Burt Trust, price not disclosed). State Road accounted for two transfers: 145 State Rd (Barbara Tenanes to the Town of Whately for taxes) and 60 State Rd (Greenfield Savings Bank to Northampton Storage Solutions LLC), both without disclosed prices. Among the five sales with disclosed prices, four fell under $500,000: 116 Christian Ln, 52 Webber Rd, 239 River Rd and 45 North St. One sale, 92 Masterson Rd, exceeded $1 million. No disclosed sale fell in the $500,000-to-$1 million range.

MARKET NOTES

Beds, baths and square footage were not available in the deed data, so no price-per-square-foot comparisons can be made. Five of the 12 recorded transfers named a bank, credit union or mortgage-registration entity (Greenfield Savings Bank, Freedom Credit Union, UMassFive College Federal Credit Union, Holyoke Credit Union, Mortgage Electronic Registration Systems Inc. or Mortgage Network Inc.) as either grantor or grantee. Two transfers, both involving the Tenanes family and properties without a disclosed address or listed as 145 State Rd, went to the Town of Whately for unpaid taxes. Two other transfers, at 168 and 200 Chestnut Plain Rd, were recorded with a trustee as grantor and no buyer name listed in the data provided. Given that seven of 12 transfers carried no sale price, the available figures cover less than half the month's recorded activity and should be read as a partial picture of Whately's market.
