Leverett Sale Prices Range Widely as Most September Deeds Await Pricing Data

LEVERETT -- Ten property deeds were recorded in Leverett between Sept. 4 and Oct. 3, but sale prices have reached the registry for only two of them so far, leaving most of the month's market activity still to be priced.

MARKET OVERVIEW Ten deeds were recorded during the period, a comparatively active volume judged by count alone for a town of Leverett's size. Of those, only two carry a recorded sale price: $45,000 and $318,750, producing a calculated median of $181,875 based on those two figures. The remaining eight sales have not yet had a price posted to the registry, which typically happens within about a week of recording, so the price range and median above should be read as preliminary rather than representative of the full month.

TOP SALES 102 Dudleyville Road sold for $318,750, recorded Sept. 9. Geneva I. Olcott and Nathan Z. Mondschein transferred the property to Florence Bank. A separate deed for the same address, listed as 102 Dudleyville Rd, was also recorded Sept. 9 with Olcott and Mondschein as sellers; no buyer or price was listed for that instrument.

16 Juggler Meadow Road sold for $45,000, recorded Sept. 9. Noah Paessel and Hannah Paessel transferred the property to UMassFive College Federal Credit Union.

No other recorded sale in the period has a posted price, so no further transactions can be ranked among the month's top sales until pricing data arrives.

NEIGHBORHOOD BREAKDOWN Teawaddle Hill Road had two transfers recorded Sept. 14: 11 Teawaddle Hill Road, from Thomas B. Daniels and Susan M. Cheplick to Daniels as trustee of the Thomas B. Daniels Revocable Trust, and 9 Teawaddle Hill Road, transferred by that same trust. Neither has a recorded price. Dudleyville Road accounted for two deeds, both recorded Sept. 9, including the only sale with a recorded price in the top tier. Depot Road had two transfers recorded Sept. 11: 100 Depot Road, with Charlotte Hawkins as seller, and 38 Depot Road, which moved from UMassFive College Federal Credit Union to William E. Stewart and Sarah E. Dolven. Single transfers were also recorded at 16 Old Long Plain Road (Sept. 14), 327 Long Plain Road (Sept. 11) and 120 Duddleyville Road (Sept. 9).

MARKET NOTES No bedroom, bathroom or square-footage data accompanied any of the 10 deeds, so no price-per-square-foot comparisons are possible this period. A bank or credit union appears as grantor or grantee in five of the 10 transfers: Rocket Mortgage LLC (16 Old Long Plain Road), Florence Bank (102 Dudleyville Road), UMassFive College Federal Credit Union (16 Juggler Meadow Road and 38 Depot Road) and Greenfield Savings Bank (120 Duddleyville Road). The two Teawaddle Hill Road transfers involve the same family and a revocable trust. Because sale prices are recorded for only two of 10 transfers, the $45,000-to-$318,750 range and $181,875 median are early figures that may shift once outstanding prices post.
