LEVERETT -- Eleven property transfers were recorded in Leverett between Aug. 28 and Sept. 26, but sale prices have posted for only two of them so far, leaving most of the period's activity unpriced for now.

MARKET OVERVIEW

The Franklin County Registry of Deeds recorded 11 property transfers in Leverett during the period. Of those, two carry a recorded sale price: $45,000 and $318,750, a range that puts the midpoint, or median, at $181,875. That figure is based on the two available prices, not all 11 transfers. Prices for the remaining nine deeds had not yet reached the registry as of this writing; that is typical for deeds recorded in the past several weeks and does not indicate the parties withheld the amount. Based on raw count alone, 11 transfers in a four-week span is a notable amount of activity for a town Leverett's size, though the thin pricing data makes it difficult to say whether the period was active or quiet in dollar terms.

TOP SALES

102 Dudleyville Road sold for $318,750 on Sept. 9, the highest recorded price of the period. The sellers were Geneva I. Olcott and Nathan Z. Mondschein; the buyer was Florence Bank.

16 Juggler Meadow Road sold for $45,000 on Sept. 9. The sellers were Noah and Hannah Paessel; the buyer was UMassFive College Federal Credit Union.

No other transfers in the period have a recorded sale price, so a fuller top-five ranking isn't yet possible. Price not yet available for the remaining nine addresses: 16 Old Long Plain Road, 11 Teawaddle Hill Road, 100 Depot Road, 38 Depot Road, 327 Long Plain Road, 120 Duddleyville Road, 107 Amherst Road and 9 Long Hill Road, plus a second recorded deed at 102 Dudleyville Road.

NEIGHBORHOOD BREAKDOWN

Dudleyville Road (recorded in one instance as "Duddleyville Road") accounted for three of the period's 11 transfers: two separate deeds at 102 Dudleyville Road/Road, both recorded Sept. 9 with Geneva I. Olcott and Nathan Z. Mondschein as sellers, and one at 120 Duddleyville Road, sold by Greenfield Savings Bank to Larry and Irene M. Saunders.

Depot Road also saw two transfers, at 100 Depot Road and 38 Depot Road, both recorded Sept. 11.

The remaining six transfers were spread across six different streets: Old Long Plain Road, Teawaddle Hill Road, Long Plain Road, Juggler Meadow Road, Amherst Road and Long Hill Road, one sale each.

With a recorded price on only two of 11 transfers, a price-tier breakdown by dollar value isn't yet meaningful. The two prices on record, $45,000 and $318,750, sit at opposite ends of the range and don't establish a clear tier pattern for the period.

MARKET NOTES

Beds, baths and square footage are not available from deed records and are omitted here.

Several of the period's transfers involved a bank or credit union as grantor, grantee or both. UMassFive College Federal Credit Union appears as seller on two deeds (38 Depot Road and 107 Amherst Road) and as buyer on one (16 Juggler Meadow Road). Florence Bank was the buyer at 102 Dudleyville Road, Greenfield Savings Bank was the seller at 120 Duddleyville Road, and Citizens Bank NA was the seller at 9 Long Hill Road. That is five of 11 recorded transfers with a bank or credit union on one side of the deed.

One transfer, at 11 Teawaddle Hill Road, moved the property from Thomas B. Daniels and Susan M. Cheplick to Daniels as trustee of the Thomas B. Daniels Revocable Trust, a within-family trust transfer rather than an open-market sale.

The two deeds recorded at 102 Dudleyville Road on the same day, both listing Olcott and Mondschein as sellers, represent related deed activity at a single address; only one of the two lists a recorded price and buyer.
