Leverett Home Prices Range From $58,700 to $450,000 in August Deeds

LEVERETT -- Nine property transfers were recorded in Leverett between Aug. 7 and Sept. 5, but only three of those deeds disclosed a sale price, leaving most of the period's market activity undocumented in terms of dollar value.

MARKET OVERVIEW Nine sales were recorded in Leverett during the four-week period. Of those, three disclosed a sale price, ranging from $58,700 to $450,000, with a median of $350,000. Nine recorded transfers in roughly a month is a notable volume of activity for a small town, but with two-thirds of the deeds carrying no disclosed consideration, the recorded prices offer only a partial picture of the period's market.

TOP SALES The highest-priced transaction was 49 Richardson Rd., which sold for $450,000 on Aug. 17. Seller Miki Gromacki transferred the property to Guild Mortgage Co. LLC and Mortgage Electronic Registration Systems Inc. The second-highest disclosed sale was 158 North Leverett Rd., which sold for $350,000 on Aug. 10. Sellers Peter Reich and Susan P. Gulick, both listed as trustees, transferred the property to Greenfield Cooperative Bank. The third disclosed sale was 20 Cushman Rd., which sold for $58,700 on Aug. 10. Seller Gregory R. Tuzzolo transferred the property to Greenfield Savings Bank. The remaining six transfers recorded during the period did not disclose a sale price.

NEIGHBORHOOD BREAKDOWN North Leverett Road saw two transfers during the period: 158 North Leverett Rd. ($350,000, Aug. 10) and 363 North Leverett Rd. (price not disclosed, Aug. 7). No other street had more than one recorded transfer. Among the three disclosed prices, all fell under $500,000: one below $100,000 (20 Cushman Rd.), and two between $300,000 and $500,000 (158 North Leverett Rd. and 49 Richardson Rd.). No sales in the disclosed group exceeded $500,000. The six transfers without disclosed prices were spread across Juggler Meadow Road, Cave Hill Road, Teawaddle Hill Road, Montague Road, Long Plain Road and North Leverett Road, with no concentration on any single street.

Goodridge; and 49 Richardson Rd. transferred to Guild Mortgage Co. LLC and Mortgage Electronic Registration Systems Inc. Five of the nine recorded transfers, more than half, involved a bank or mortgage entity as grantor or grantee. Trust and estate transfers also appeared in the data: 72 Juggler Meadow Rd. transferred from the estate of Donald K. Carew, with Donna L. Mellen listed as personal representative; 125 Cave Hill Rd. transferred from Robert M. Hursh III and Patricia S. Hursh, both listed as trustees; and 59 Montague Rd. transferred from Carole J. DeSanti, trustee, and the DeSanti Hornstein Trust. No buyer was listed for these three transfers in the available data.
