Leverett deed prices mostly pending as reporting lag limits October market view

LEVERETT -- Twelve properties changed hands in Leverett between Sept. 18 and Oct. 17, but the Franklin County Registry of Deeds had recorded sale prices for just two of those transactions as of this report, leaving most of the period's market activity undocumented for now.

MARKET OVERVIEW The registry recorded 12 property transfers during the period, but only two carried a listed consideration amount: $150,000 and $200,000. Based on those two figures, the price range was $150,000 to $200,000, with a midpoint of $175,000. That calculation reflects just two of the 12 transactions; the remaining 10 had no price yet entered, which is typical for recently filed deeds and usually resolves within about a week. Taken on raw count alone, 12 transfers in one month is a steady volume of activity for a town of Leverett's size.

TOP SALES Because only two deeds list a sale price, those two stand as the top sales this period. The higher-priced transaction was 140 Dudleyville Rd., which sold for $200,000 on Oct. 1; sellers Robert Barron and Amanda L. Van Lankvelt transferred the property to UMassFive College Federal Credit Union. The second was 33 Long Plain Rd., which sold for $150,000 on Sept. 24; sellers Michael and Kathleen Leflar transferred the property to Traders Trust Co. and T Bank. Bed, bath and square-footage figures were not available for either sale. The remaining 10 transactions, including properties on Long Plain Road, North Leverett Road, Long Hill Road, Depot Road and Dudleyville Road, have no recorded price yet.

NEIGHBORHOOD BREAKDOWN Long Plain Road accounted for the largest cluster of activity: five of the 12 transfers were on that street, at 306, 487, 253, 33 and 327 Long Plain Rd. A related address, 16 Old Long Plain Rd., also changed hands. Two separate transfers were recorded for a North Leverett Road property, listed as 63 N. Leverett Rd. on Oct. 2 and 63 North Leverett Rd. on Sept. 18, both naming Friends of North Leverett Sawmill Inc. as seller. The remaining transactions were spread across Long Hill Road, Depot Road and Dudleyville Road, plus one entry listing only "Leverett, MA" with no street address.

MARKET NOTES Seven of the 12 recorded transfers named a bank, credit union or mortgage company as either grantor or grantee, including Rocket Mortgage LLC, Greenfield Cooperative Bank, Greenfield Savings Bank, Florence Bank, Florence Savings Bank, T Bank, Traders Trust Co. and UMassFive College Federal Credit Union. The deed data does not indicate whether these represent foreclosures, bank-owned sales, refinancing-related discharges or other transactions, and no motivation is implied. One transfer, at 16 Old Long Plain Rd., involved the Thomas Charles Levy Revocable Trust as seller, consistent with a trust-based transfer. No single-family, condominium or multi-family designations were available in the deed data, and no square-footage or price-per-square-foot figures could be calculated for any sale.
