DEERFIELD -- Eleven property deeds were recorded in Deerfield during the four-week period ending Oct. 3, but sale prices have reached the Franklin County Registry of Deeds for only two of them so far, a reminder that pricing data typically trails recording by about a week.

MARKET OVERVIEW

The registry recorded 11 transfers in Deerfield between Sept. 4 and Oct. 3. Of those, two carried a sale price: $150,000 and $249,000, putting the known price range at $150,000 to $249,000 with a midpoint of $199,500. Because only two of the 11 sales have a price on file, that figure reflects just those two transactions, not the full month's activity. The remaining nine sales show "price not yet available," meaning the figures have not yet reached the registry's public data, not that any party withheld them. A raw count of 11 recorded deeds in a single month is a reasonable volume for a town of Deerfield's size, though with price data missing for the bulk of transactions, the overall tenor of the market cannot yet be assessed from dollar figures alone.

TOP SALES

Of the two sales with recorded prices, the higher was 13 Braeburn Road, which sold for $249,000 on Sept. 8. Leonard T. Grybko Jr. and Diane F. Grybko were the sellers; Greenfield Cooperative Bank is listed as the buyer. Bed, bath and square footage figures are not available from deed records.

The second priced sale was 55 Sawmill Plain Road, which sold for $150,000 on Sept. 8. Natalie M. Filipkowski and James E. Filipkowski Jr. were the sellers; Greenfield Savings Bank is listed as the buyer.

The remaining nine recorded sales, ranging from Sept. 8 through Sept. 11, do not yet have prices on file: 10 Hoosac Road; an unaddressed Deerfield parcel sold by Erin E. O'Brien and Jonah B. Kaul; 72 Hillside Road, sold by Liam Pitrat and Margaret Herlihy; 34 King Philip Avenue, sold by John A. Tuttle and Julia Joy Tuttle to Jacqueline A. Tuttle; 52 Steam Mill Road, sold by Freedom Credit Union to Jason M. and Jamie E. Billings; 9 Greenfield Road, sold by BW RRI III LLC and U.S. Bank Trust Co. NA as trustee; 49 Sawmill Plain Road, sold by Leela Marie Briggs; 34 Elm Street, sold by Bank of America NA and First American Mortgage Solutions LLC, as attorneys, to Joseph W. Fistes; and 31 West Street, sold by Casey Carroll Dubin and Tucker Nichols Weisenflue.

NEIGHBORHOOD BREAKDOWN

Sawmill Plain Road accounted for two of the 11 sales this period, at 49 and 55 Sawmill Plain Road, the only street to see more than one transaction. The remaining nine sales were spread across nine different streets: Hoosac Road, Hillside Road, King Philip Avenue, Steam Mill Road, Greenfield Road, Braeburn Road, Elm Street, West Street and one unaddressed Deerfield parcel. By price tier, both known sale prices fall under $500,000: one at $150,000 and one at $249,000. No price data is yet available to place the other nine sales into a tier.

MARKET NOTES

Both sales with recorded prices listed a bank as the buyer: Greenfield Cooperative Bank at 13 Braeburn Road and Greenfield Savings Bank at 55 Sawmill Plain Road. Two other transactions also involved financial institutions as sellers or sellers' attorneys: Freedom Credit Union conveyed 52 Steam Mill Road to the Billings family, and Bank of America NA and First American Mortgage Solutions LLC, acting as attorneys, conveyed 34 Elm Street to Joseph W. Fistes. Separately, 34 King Philip Avenue was transferred from John A. and Julia Joy Tuttle to Jacqueline A. Tuttle, a transaction involving parties who share a last name; deed records do not indicate the reason for the transfer. Square footage and property-type data were not available in the deed records, so no price-per-square-foot or housing-type comparisons could be made this period.
