Just two of eight Gill deeds carry a recorded price so far

GILL -- The Franklin County Registry of Deeds recorded eight property transfers in Gill between Aug. 21 and Sept. 19, but only two included a sale price at the time of this report, continuing the typical lag between recording and price disclosure in registry data.

MARKET OVERVIEW Eight deeds were recorded in Gill during the period. Of those, two carried a recorded sale price so far: $75,000 and $100,000, for a price range of $75,000 to $100,000 and a median of $87,500. The remaining six sales show price not yet available, a normal gap that typically closes within about a week of recording. With most prices still pending, the raw count of eight recorded deeds is the only firm read on activity level for the period; a fuller price picture will likely be available in coming weeks.

TOP SALES 19 French King Hwy sold for $100,000 on Aug. 24. Gerry B. Spaulding was the seller; the buyers were listed as Franklin First and Greylock FCU. Bed, bath and square footage figures were not available from deed records.

The remaining six recorded sales, at 27 Mountain Rd, 5 Boyle Rd, 30 Center Rd, 10 Main Rd, 312 Main Rd and 112 West Gill Rd, do not yet have a price on file with the registry.

NEIGHBORHOOD BREAKDOWN Main Road accounted for three of the eight recorded sales this period: 10 Main Rd (Sept. 8), 312 Main Rd (Sept. 8) and 88 Main Rd (Aug. 28), the only street with more than one transaction in the dataset. The other five sales were spread across five different streets: Mountain Road, Boyle Road, Center Road, West Gill Road and French King Highway, with one sale each. By price tier, the two sales with recorded prices both fall under $500,000; the pricing of the remaining six sales, which could shift the tier breakdown once prices post, is not yet known.

MARKET NOTES Deed records do not include property type, so no single-family, condo or multi-family breakdown is available for this period. Several of the recorded transfers listed a bank, mortgage servicer or credit union as grantee, including Pennymac Loan Services LLC at 10 Main Rd, Greenfield Savings Bank at 88 Main Rd, Rocket Mortgage LLC at 112 West Gill Rd, and Franklin First and Greylock FCU together at 19 French King Hwy. Two transfers involved sellers identified as trustees or an estate representative: Peter T. Turban and Joan M. Turban, both listed as trustees, at 88 Main Rd, and Cynthia Aiston, listed as personal representative, along with the estate of Daniel F. Aiston, at 112 West Gill Rd. No square footage data was available for any of the eight sales, so no price-per-square-foot comparison can be made this period.
