Just two of 11 New Salem sales show a recorded price so far

NEW SALEM -- Eleven deeds recorded at the Franklin County Registry of Deeds between Aug. 21 and Sept. 19 show property changing hands across town, but sale prices have posted for just two of those transactions so far, and both involved a bank or credit union as a party to the deed.

MARKET OVERVIEW The registry recorded 11 property transfers in New Salem during the four-week period. Of those, only two carry a sale price so far: $50,000 and $60,000, for a median of $55,000. Price data typically appears within about a week of recording, so the nine remaining transfers are expected to show prices as the registry updates. With most of the period's sales still lacking price data, the 11-deed count is the clearest measure of activity available right now; there is no prior-period figure in this data set to compare it against.

TOP SALES 190 Neilson Rd sold for $60,000 on Sept. 8. Turner Connie L was the seller and Greenfield Cooperative Bank the buyer. 58 Whitaker Rd sold for $50,000 on Sept. 18. Carey Thomas J and Carey Theresa M were the sellers and Athol Credit Union the buyer. No other transfers in this period have a recorded price yet. The remaining nine sales, listed by address, are: 210 Wendell Rd, 76 William Rice Rd, an unaddressed New Salem parcel, 34 Blackinton Rd, 10 Branch Bridge Rd, 28 Neilson Rd, 80 Fay Rd, 82 North Spec Pond Rd and 100 Blackinton Rd.

NEIGHBORHOOD BREAKDOWN Neilson Road had two transfers: 190 Neilson Rd ($60,000) and 28 Neilson Rd (price not yet available). Blackinton Road also had two: 34 Blackinton Rd and 100 Blackinton Rd, both without recorded prices yet. The remaining seven sales were spread across Wendell Road, William Rice Road, an unaddressed parcel, Branch Bridge Road, Fay Road and North Spec Pond Road, one transfer each.

MARKET NOTES A bank, credit union or loan-servicing entity appears as buyer or seller in six of the 11 deeds this period: Athol Credit Union (buyer, 58 Whitaker Rd), Cornerstone Bank (seller, 10 Branch Bridge Rd), Greenfield Cooperative Bank (buyer, 190 Neilson Rd), TruNorth Bank (seller, 28 Neilson Rd), and New Residential Mortgage LLC and US Bank Trust NA, listed respectively as seller and trustee-buyer on 100 Blackinton Rd. Velocity Investments LLC is listed as buyer on two deeds, 34 Blackinton Rd (with LendingClub Corp) and 80 Fay Rd. Two deeds recorded the same day, Sept. 15, transferred property between the same parties: Hamm Eric K and Voelker Gabriele H as sellers, and Voelker Jakob K and Hamm Joshua K, both listed as trustees, as buyers, covering 76 William Rice Rd and an unaddressed New Salem parcel. Neither carries a recorded price. 82 North Spec Pond Rd transferred from Gauvin Richard A and Gauvin John E to Gauvin John E and Gauvin Richard A, both listed as trustees, on Aug. 31. 210 Wendell Rd transferred from the estate of Ray Richard D Jr to Small Jaqui on Sept. 18. Neither deed lists a price yet. With price data available for only two of 11 sales, no property-type or price-per-square-foot patterns can be drawn from this period's data; beds, baths and square footage are not part of deed records.
