Heath Deed Activity Shows Tax Takings Outnumber Priced Sales This Period

HEATH -- Eleven property transfers were recorded at the Franklin County Registry of Deeds for Heath addresses between Sept. 18 and Oct. 17, but only one carried a sale price, leaving most of the period's market activity undocumented for now.

MARKET OVERVIEW Eleven deeds were recorded for Heath properties during the period. Of those, only one, the sale of 594 Route 8A, included a consideration amount: $31,000. That figure is therefore also the full price range and the median for the period, though it reflects a single transaction rather than a representative sample of the market. The other 10 transfers show no recorded price yet; sale prices typically appear in registry records within about a week of recording. With only one confirmed price, the raw count of 11 transfers is the only available measure of activity this period.

TOP SALES The sole transaction with a recorded price was 594 Route 8A, which sold Sept. 28 for $31,000. The seller was listed as Treehouse Series Properties V LLC, by attorney, and SN Servicing Corp, attorney; the buyer was William Slavin. No other transfer in the period has a recorded price. Among the remaining transactions, three list a bank or loan servicer as seller: 198 Branch Hill Road sold Oct. 9 from Mortgage Electronic Registration Systems Inc. and American Financing Corp to Nicholas C. Tatro; 156 Colrain Stage Road sold Sept. 30 from T Bank and Traders Trust Co. to Mark E. and Stephanie J. Bird; and 20 Number Nine Road sold Sept. 21 from Greenfield Savings Bank to Joseph M. Del Rosso. Prices for all three are not yet available.

NEIGHBORHOOD BREAKDOWN No two addressed properties in the period share a street name among the priced or clearly identified transactions. A distinct pattern appeared instead in the grantee column: five transfers, covering Papoose Lake Drive, Chippewa Drive, Navaho Lane, Taylor Brook Road and one Heath property without a listed street address, were all recorded Oct. 14 with Heath Town Taxes as the buyer. Separately, a Shawnee Drive property moved in the opposite direction Sept. 21, from the Heath Town Treasurer to buyers Ann S. Pacino and Janet Nolan. The remaining transfers, including the $31,000 Route 8A sale, a South Road deed with no buyer listed, and the three bank-related sales noted above, are spread across town with no shared street pattern.

MARKET NOTES Bedroom, bathroom and square-footage data are not available in Heath deed records. Of the 11 transfers recorded this period, five list Heath Town Taxes as the grantee, consistent with municipal tax title takings rather than private market sales, and a sixth, the Shawnee Drive property, moved the other direction, from the Heath Town Treasurer to private buyers. Four more transfers list a bank, loan servicer or mortgage-related entity, specifically Mortgage Electronic Registration Systems Inc., American Financing Corp, T Bank, Traders Trust Co., Greenfield Savings Bank and SN Servicing Corp, as grantor. That means 10 of the 11 recorded transfers this period involved either a municipal tax process or a lending institution rather than a conventional owner-to-owner sale. The one remaining transfer, a deed for 14 South Road listing Edmund Bates as seller, shows no buyer or price recorded yet.
