Hawley's Lone Recorded Sale Price Comes in at $99,500 for September

HAWLEY -- Eight properties changed hands in Hawley between Sept. 4 and Oct. 3, according to deeds recorded at the Franklin County Registry of Deeds, but only one of those transactions had a sale price on file with the registry by the time of this report.

MARKET OVERVIEW Eight sales were recorded during the four-week period, dated between Sept. 8 and Oct. 1. Only one, the Sept. 15 sale of 26 East Road, carried a recorded consideration amount: $99,500. That single transaction sets the reported price range at $99,500 to $99,500 and the median at $99,500. Sale prices for the other seven deeds had not yet appeared in the registry's data as of this report. That is typical of deed recording, where a price often posts within about a week of the transfer being filed, and does not indicate the parties withheld the figure. Based on the raw count alone, eight recorded deeds in a single month is a fair amount of turnover for a town as small as Hawley.

TOP SALES The only transaction with a recorded price is 26 East Road, which sold Sept. 15 for $99,500. Michael Pida was the seller and Jodi Shaw the buyer. No bed, bath or square footage figures accompany the deed record. The remaining seven transfers, at 38 Middle Road, 92 Middle Road, 25 Middle Road, 324 East Hawley Road, 73 Pudding Hollow Road, 26 Savoy Road and one parcel recorded without a specific street address, have not yet posted a sale price and cannot be ranked by value at this time. Once prices are added to the registry's data, a fuller picture of the month's highest-value sales will be available.

NEIGHBORHOOD BREAKDOWN Middle Road accounted for three of the month's eight transfers, more than any other street. They are: 38 Middle Road, sold Oct. 1, with Jean M. Brisson as seller; 92 Middle Road, sold Sept. 23, transferred from the Leslie E. Clark Revocable Trust to Leslie E. Clark; and 25 Middle Road, sold Sept. 8, with Charles R. MacLean and Paula J. MacLean as sellers. No other street had more than one recorded sale. East Hawley Road, Pudding Hollow Road, Savoy Road and East Road each saw a single transfer. One additional sale was recorded for a Hawley property without a specific street address listed, with Robert Taylor and Patricia Holt as sellers; no buyer name appears in that record.

MARKET NOTES Two of the eight sellers were financial institutions rather than individuals: PeoplesBank sold 324 East Hawley Road to Drew M. Harrison and Ashley E. Harrison, and UMassFive College Federal Credit Union sold 26 Savoy Road to Eli Dwight. Two sales involved trusts. The 92 Middle Road transfer moved the property from the Leslie E. Clark Revocable Trust to Leslie E. Clark individually, the same surname on both sides of the deed. The 73 Pudding Hollow Road sale moved from the Kathryn S. Sternstein Trust to a differently named buyer, Adria S. Foster. No bed, bath or square footage figures are available in any of the month's deed records, so price-per-square-foot comparisons and single-family-versus-condo breakdowns cannot be made from this data set.
