Hawley Deed Prices Range Widely as Most Sales Omit Price Data

HAWLEY -- Twelve deeds were recorded in Hawley between July 24 and Aug. 22, but only two disclosed a sale price, limiting what the public record shows about the town's overall market activity for the period.

MARKET OVERVIEW Twelve real estate transactions were recorded in Hawley during the four-week period, according to Franklin County Registry of Deeds records. Only two of the 12 disclosed a sale price: $120,000 and $350,000, producing a disclosed price range of $120,000 to $350,000 and a median of $235,000 based on those two sales. The remaining 10 transactions, including several family and trust transfers, a tax-title conveyance and a mortgage-related instrument, did not include a stated consideration amount. With price data available for only one-sixth of recorded transfers, the raw sales count of 12 is the clearest indicator of activity in the record; it does not on its own indicate whether conditions favored buyers or sellers.

TOP SALES 90 WEST HAWLEY RD sold for $350,000 on Aug. 10, the highest disclosed price in the period. Sellers Robin C. Clark and Wayne R. Clark conveyed the property to buyer Max A. Helmetag. 40 W HILL RD sold for $120,000 on Aug. 12. Seller Joseph N. Savoie Jr. conveyed the property to T Bank and Traders Trust Co. No other transaction in the period disclosed a sale price, so a fuller ranking of top sales is not possible from the available data.

NEIGHBORHOOD BREAKDOWN West Hawley Road saw the most recorded activity, with four deeds at 90, 198, 264 and 334 West Hawley Road. East Hawley Road had three recorded deeds, two of them for the same address, 324 East Hawley Road, each listing a different combination of grantors.
