Greenfield Sale Prices Range From $30,000 To $378,000 So Far

GREENFIELD -- Fifteen properties changed hands in Greenfield between Aug. 28 and Sept. 26, but only four carried a recorded sale price by the registry's latest update, leaving most of the period's activity still to be priced.

MARKET OVERVIEW

The Franklin County Registry of Deeds recorded 15 property transfers in Greenfield during the four-week period. Of those, four carried a sale price so far, ranging from $30,000 to $378,000, with a median of $135,000 among the priced sales. The remaining 11 transfers, including several involving banks, mortgage companies and family members, have not yet had a price recorded; that typically appears within about a week of recording and does not indicate the price was withheld. Based on transaction count alone, 15 sales in a single month is a moderate pace for Greenfield, though the market's overall price direction is difficult to assess with fewer than a third of transfers priced so far.

TOP SALES

The period's highest-priced sale was 8 Lillian St., which sold for $378,000 on Aug. 31. Sellers Franklin J. Gibbons and Sara B. Gibbons transferred the property to buyers Zoe Ruhf and Casey Isaac.

The second-highest recorded sale was a condominium unit at 24 Myers Farm Lane, Unit 24, Myers Farm Condo, which sold for $210,000 on Aug. 31. Sellers Myers Farm Condo and Patrick J. Grogan transferred the unit to Donald J. and Susan B. Mailloux.

A property listed simply as Greenfield, MA sold for $60,000 on Aug. 28. Sellers Kathleen Lenore Gregory and Carol Wheeler Conrad transferred the property to buyer Jeffrey R. Burniske.

The fourth priced sale, at 33 Shattuck St., sold for $30,000 on Aug. 31. Seller Linda M. Koonz transferred the property to Greenfield Savings Bank.

NEIGHBORHOOD BREAKDOWN

Two streets saw more than one transaction during the period. Shattuck Street had two transfers: the $30,000 sale at 33 Shattuck St. to Greenfield Savings Bank, and a transfer at 69 Shattuck St. from Paul A. and Tamara Grimard to Servbank NA, with a price not yet available. Myers Farm Lane also had two transfers on the same day, Aug. 31: the $210,000 condo unit sale noted above, and a separate transfer of 24 Myers Farm Lane itself between Patrick and Claire Grogan, with a price not yet available.

By price tier, the four recorded sales split across a wide range: one under $100,000 (33 Shattuck St. at $30,000, and the Greenfield property at $60,000), one in the $100,000-$250,000 range ($210,000 at Myers Farm Lane), and one over $250,000 ($378,000 at Lillian Street). The 11 unpriced transfers span addresses across town, including Beech, Garfield, Colrain, Cleveland, Montague City, Barton and Newton streets, and Rockland Road.

MARKET NOTES

Several of the period's transfers involved financial institutions rather than individual buyers or sellers. Buyers included Greenfield Savings Bank (33 Shattuck St.), Servbank NA (69 Shattuck St.) and Rocket Mortgage LLC (33 Montague City Road). Sellers included Franklin First Federal Credit Union (22 Rockland Road), the Greenfield City Treasurer (111 Beech St.), Mortgage Electronic Registration Systems Inc. and Mortgage Network Inc. (14 Garfield St.), and Northampton LLC and Country Bank for Savings (105 Newton St.). None of these transfers had a price recorded as of this report.

Two transfers on Aug. 28 involved the same pair of sellers, Kathleen Lenore Gregory and Carol Wheeler Conrad: the $60,000 sale of a Greenfield property to Jeffrey R. Burniske, and a transfer of 175 Cleveland St. with no buyer or price yet listed. The only identified condominium sale in the period was the $210,000 unit at Myers Farm Lane; property type could not be determined for the remaining 14 transfers based on available deed data.
