GREENFIELD -- Franklin County Registry of Deeds records show 16 property transfers in Greenfield between Aug. 21 and Sept. 19, but sale prices have posted for just four of them so far, ranging from $117,125 to $203,000. Four of those recorded deeds cluster around a single building, the Highland Park Condominiums at 52 Prospect St.

MARKET OVERVIEW The registry recorded 16 sales in the four-week period. Of those, four carry a posted sale price, ranging from $117,125 to $203,000, with a median of $151,200. The remaining 12 sales have not yet shown a price in the registry's data; that is typical for recently recorded deeds, which usually pick up a consideration amount within about a week of recording. Based on the raw count alone, the period reflects a steady, moderate pace of recorded transactions. With price data on only a quarter of the sales, the available numbers are too limited to describe a clear direction in values this period.

TOP SALES The highest-priced recorded sale was a unit at 52 Prospect St., Unit A, within the Highland Park Condominiums, which sold for $203,000 on Aug. 24. The sellers were listed as Highland Park Condo and Paul J. Surpitski, trustee; the buyer was Jeremy Lajoie.

A second unit in the same building, 52 Prospect St., Unit 5, sold the same day for $162,400. The seller was listed as Prospect St. Unit A Highland Park Condo and Jeremy Lajoie; the buyer was Florence Bank.

At 57 Shattuck St., a property sold for $140,000 on Aug. 24. The seller was Steven A. Boutcher; the buyer was UMassFive College Federal Credit Union.

At 8 Hall Ave., a property sold for $117,125 on Aug. 25. The sellers were Jason A. Burns and Erica R. Burns; the buyers were Franklin First Federal Credit Union and Greylock Federal Credit Union.

NEIGHBORHOOD BREAKDOWN Prospect Street stood out as the period's most active address: four separate deeds touching 52 Prospect St. were recorded within the four-week span, all tied to the Highland Park Condominiums. Two of those transactions carry posted prices; two do not yet.

Among the four sales with posted prices, two fell under $150,000 (8 Hall Ave. at $117,125 and 57 Shattuck St. at $140,000), one fell in the $150,000-to-$200,000 range (52 Prospect St., Unit 5, at $162,400), and one topped $200,000 (52 Prospect St., Unit A, at $203,000). No other street had more than one recorded sale in this period.

MARKET NOTES Banks and credit unions appear as either buyer or seller in roughly half of this period's 16 recorded deeds, including Franklin First Federal Credit Union, Greylock Federal Credit Union, UMassFive College Federal Credit Union, Florence Bank, Greenfield Savings Bank, Greenfield Cooperative Bank, Mortgage Electronic Registration Systems Inc., Stearns Lending LLC and Guild Mortgage Co. LLC. That pattern reflects a mix of transaction types in the registry's records, not necessarily traditional owner-to-owner home sales alone.

One deed, at 342 Green River Rd., transferred property from Brian Chroiniere as trustee of the Chroiniere Irrevocable Real Estate Trust to Brian Chroiniere individually, an example of a within-family trust transfer rather than an open-market sale.

The period's recorded sales included a mix of single-family addresses (Hall Ave., Norwood St., Shattuck St., Haywood St., Laurel St., Davis St., Eunice Williams Drive, Green River Road, Lovers Lane, Bernardston Road and Barton Road) alongside multiple condominium unit transfers within the Highland Park Condominiums on Prospect Street. Bedroom, bathroom and square-footage figures were not available from the deed records for any of the 16 sales.
