GREENFIELD -- Fourteen property transfers were recorded at the Franklin County Registry of Deeds for Greenfield between Sept. 18 and Oct. 17, but only three carried a sale price by the time this roundup was compiled, leaving most of the month's market activity unresolved for now.

MARKET OVERVIEW

The registry recorded 14 property transfers in Greenfield during the period, but only three included a sale price: $100,000, $303,900 and $319,900. Based on those three figures, the price range runs from $100,000 to $319,900, with a median sale price of $303,900. The remaining 11 transfers show "price not yet available," which is typical for deed data and usually reflects a lag of about a week before the consideration amount posts to the registry. With prices attached to only about 21% of recorded transfers, it is not possible to characterize the broader market as active or quiet from price data alone; the raw transfer count of 14 is the only firm volume figure available this period.

TOP SALES

132 Briar Way, Unit 5A, Briar Knoll Townhouse Condo, sold for $319,900 on Sept. 18. The seller was listed as Briar Knoll Townhouse Condo and Paul C. Morse; the buyer was Shelley A. Rogers.

The same unit, 132 Briar Way, Unit 5A, Briar Knoll Townhouse Condo, changed hands again the same day for $303,900, with Briar Knoll Townhouse Condo and Shelley A. Rogers listed as sellers and Greenfield Cooperative Bank as buyer.

575 Country Club Rd. sold for $100,000 on Sept. 21. The sellers were Robert and Jennifer Wallner; the buyers were Franklin First Federal Credit Union and Greylock FCU.

No other transfers in the dataset currently include a recorded sale price.

NEIGHBORHOOD BREAKDOWN

Briar Way: Five of the 14 recorded transfers involve the same condominium unit at 132 Briar Way, Unit 5A, Briar Knoll Townhouse Condo, along with related filings tied to the Briar Knoll Townhouse Association and the broader Briar Knoll Condo. Two of those transfers carried prices ($319,900 and $303,900); the others, including filings for 132 Briar Way itself and a separate Briar Knoll Condo entry, show no price yet.

Country Club Road: Two properties on this street recorded transfers during the period, 575 Country Club Rd. ($100,000) and 67 Country Club Rd. (price not yet available).

Other addresses: The remaining transfers, including 165 Chapman St., 22 Maple St., 68 Franklin St., 88 Deerfield St., 141 Leyden Rd., 75 Hope St. and 24 Barton Hgt., are each single, standalone transfers with no price recorded yet and no shared street pattern.

MARKET NOTES

The dataset shows a mix of transfer types rather than a uniform picture of arm's-length home sales. Two transfers involved Greenfield Savings Bank as seller, 22 Maple St. to Viorel and Susan M. Bobe, and 68 Franklin St. to Dennis E. and Maggie E. Leblanc, both without recorded prices. Another, 88 Deerfield St., was sold by the Massachusetts Housing Partnership Fund Board to Jesus Leyva, also without a price yet listed. The 75 Hope St. transfer, from Jorge and Rhina E. Naranjo to Roberto Naranjo, and the 24 Barton Hgt. transfer, where Emma T. Sabella is listed as both seller and co-buyer alongside Bradley C. Curtis, appear to be transfers within the same family name, though the deed data does not indicate the reason. The 141 Leyden Rd. transfer lists GoodLeap LLC as buyer, a company commonly associated with solar financing liens rather than traditional home resale. Property types in the dataset include single-family addresses and one condominium unit (132 Briar Way, Unit 5A), with no multi-family properties identified. No square footage or bedroom/bathroom data is available in deed records, so no price-per-square-foot comparisons can be made this period.
