Gill records eight property sales but prices mostly absent from September data

GILL -- Eight properties changed hands in Gill between Sept. 11 and Oct. 10, according to Franklin County Registry of Deeds records, but sale prices have been recorded for only one of those transactions so far.

MARKET OVERVIEW Eight sales were recorded in the period. Of those, only one carries a sale price in the registry so far: $37,226 for 7 Grove St. The remaining seven transfers show no price yet, which is normal for recently recorded deeds and typically reflects a lag in when consideration amounts reach the registry's data, not a decision by either party to withhold the figure. With only one priced sale, a median cannot be meaningfully calculated for the month. Based on raw count alone, eight recorded transfers is a typical volume for a small town like Gill in a one-month span.

Gibson (also recorded as Matthew Gibson), and the buyer was listed as Lakeview Loan Servicing LLC and Dart Collateral Manager LLC. No other sales in this period have a recorded price, so a ranked list of top sales by price is not yet possible. The remaining seven properties, in order of sale date, are: 10 Main Rd. (Sept. 30), 202 Main Rd. (Sept. 29), 464 Main Rd. (Sept. 29), 21 Walnut St. (Sept. 25), 27 Mountain Rd. (Sept. 18), 5 Boyle Rd. (Sept. 17) and 30 Center Rd. (Sept. 17), all with price not yet available.

NEIGHBORHOOD BREAKDOWN Main Road saw the most activity of any street in the period, with three separate transfers recorded there: 10 Main Rd., 202 Main Rd. and 464 Main Rd., all within a two-day span from Sept. 29 to Sept. 30. The remaining five sales were spread across five different streets: Grove Street, Walnut Street, Mountain Road, Boyle Road and Center Road, with one transfer each. No price-tier breakdown is possible this month since only one of the eight sales has a recorded price.

MARKET NOTES One transfer, at 21 Walnut St., involved a seller listed as an estate (Alyce M. Nadeau Est., also recorded as Alice M. Nadeau Est.) with Janet A.
