Four priced Shutesbury sales range from $35,000 to $117,314 this period

SHUTESBURY -- Eleven properties changed hands in Shutesbury between Aug. 28 and Sept. 26, according to Franklin County Registry of Deeds records, but sale prices had posted for just four of them as of this report. Pelham Hill Road accounted for three of the month's transfers, the strongest street-level cluster in the dataset.

The remaining seven sales have no price on record yet; that typically appears at the registry within about a week and does not indicate the price was withheld. 450 Pelham Hill Road sold for $100,000 on Sept. 24. Jason A. and Kasey Grant were the sellers; PeoplesBank was the buyer.

160 Wendell Road sold for $64,190 on Sept. 11. Louis E. and Mary A. Raboin were the sellers; PeoplesBank was the buyer.

542 West Pelham Road sold for $35,000 on Sept. 10. Tonio J. Sagan was the seller; UMassFive College Federal Credit Union was the buyer.

These four are the only sales in the period with a recorded price; each lists a bank or credit union as the buyer rather than an individual.

NEIGHBORHOOD BREAKDOWN

Pelham Hill Road had three separate transfers during the period: 450 Pelham Hill Road ($100,000, Sept. 24), 354 Pelham Hill Road (price not yet available, Sept. 21) and 273 Pelham Hill Road (price not yet available, Sept. 9), making it the only street with more than one recorded deed this month. By price tier among the four sales with recorded prices: one sale fell under $50,000 (542 West Pelham Road), two fell between $50,000 and $100,000 (160 Wendell Road and 450 Pelham Hill Road), and one exceeded $100,000 (13 Great Pines Drive Ext.). The remaining seven properties, on Leverett Road, Pratt Corner Road, Wyola Drive, an unspecified Shutesbury address, Pelham Hill Road, Kettle Hill Road and West Pelham Road, have no price on record yet.

Another, at 273 Pelham Hill Road, listed Florence Bank and Florence Savings Bank as sellers with an individual, Walter R. Tibbetts, as buyer.
