Four of Montague's 12 July sales disclose prices, topping out at $248,000

MONTAGUE -- Twelve property deeds were recorded in Montague between July 24 and Aug. 22, but only four of them included a sale price on file, ranging from $28,955 to $248,000 with a median of $120,290 among those four.

Of those, four listed a disclosed consideration amount, ranging from $28,955 to $248,000; the median sale price among the four disclosed transactions was $120,290. The remaining eight transfers listed no sale price, which is common for deed records and does not necessarily mean no money changed hands. Because only a third of the period's transactions reported a price, the raw count of 12 sales does not by itself indicate whether the period was active or quiet in dollar terms.

TOP SALES The highest-priced recorded sale was 100 Taylor Hill Rd, which sold for $248,000 on July 27. The sellers were listed as Margaret M. Aubrey and Margaret M. Ducharme; the buyer was PeoplesBank. A parcel listed only as Montague, MA, with no street address, sold for $175,000 on July 28; the seller was listed as Montag, and the buyers were Kyle J. Matteson and Kandra L. Matteson. At 9 Dell St, the property sold for $65,580 on July 27; sellers Donald T. Brooks and Nancy Powell sold to Franklin First Federal Credit Union. The lowest disclosed sale was 144 Millers Falls Rd at $28,955 on July 28, sold by Kurt A. Gilmore to Athol Credit Union. No other sales in the period had a disclosed price.

NEIGHBORHOOD BREAKDOWN No two of the 12 recorded sales shared a street name, so no street-level cluster emerges from the data. Another, 62 Seventh St, was sold by the Franklin County Regional Housing Authority and Redevelopment A to Patrice M. Young and Richard A. Young. The July 27 transfer at 1 Migratory Way listed the U.S. Geological Survey and the Conte Anadromous Fish Research Laboratory as seller, with no buyer or price recorded. Beds, baths and square footage were not available in the deed data for any of the 12 sales, so no price-per-square-foot comparison can be made for this period.
