Five Of Eleven Ashfield Deeds Show Prices Topping Out At $445,000

ASHFIELD -- Eleven property transfers were recorded in Ashfield between Sept. 18 and Oct. 17, but sale prices have posted for only five of them so far, a reminder that registry data often lags behind the recording date.

MARKET OVERVIEW

The Franklin County Registry of Deeds recorded 11 transfers in Ashfield during the period. Of those, five carry a sale price, ranging from $155,000 to $445,000, with a median of $200,000 among the priced sales. The remaining six transfers, more than half the total, show no consideration amount yet; that typically reflects a reporting lag of about a week rather than any withholding of information. With the bulk of September's activity still pending a price, the full scope of the month's market will not be clear until the remaining figures post.

TOP SALES

965 Conway Rd. sold for $445,000 on Sept. 30. The sellers were Bruce and Ami Gantt; the buyers were listed as Daina Robins and Martin.

70 Buckland Rd. sold for $285,000 on Sept. 24. The sellers were Matthew Norris, trustee, and the Revocable Indenture Trust of Sandra McArthur; the buyer was Velocity Commercial Capital LLC.

297 Cummington Rd. sold for $200,000 on Sept. 18. The sellers were Matthew Robert and Liza Bousquet; the buyers were listed as CrossCountry Mortgage LLC and Mortgage Electronic Registration Systems Inc.

229 Creamery Rd. sold for $174,000 on Sept. 21. The sellers were Brianna and Bruce Dupree; the buyers were Raymond M. and Marsha A. Gray.

A parcel listed simply as Ashfield, MA sold for $155,000 on Sept. 29. The sellers were Linda Darlene Monds and Cynthia Kay Burch; the buyer was the Massachusetts Commonwealth's Department of Conservation and Recreation.

NEIGHBORHOOD BREAKDOWN

Creamery Road saw two transactions in the period: 229 Creamery Rd., which sold for $174,000, and 286 Creamery Rd., for which a price has not yet been recorded. The Spruce Corner Road area also had two transfers: 341 Watson Spruce Corner Rd. and 668 Spruce Corner Rd., neither of which has a posted price yet. By price tier among the five sales with recorded figures, two fell under $200,000 ($155,000 and $174,000), two fell between $200,000 and $300,000 ($200,000 and $285,000), and one exceeded $400,000 ($445,000).
