LEYDEN -- Five properties changed hands in Leyden between Sept. 4 and Oct. 3, but sale prices for all five transactions had not yet been recorded by the Franklin County Registry of Deeds as of this report.

MARKET OVERVIEW The registry recorded five deed transfers in Leyden during the period. All five list price not yet available, so a price range and median cannot be calculated this period. Price data typically appears in the registry within about a week of recording, so figures for the transactions recorded in late September and early October may still surface. Based on volume alone, five recorded transfers is in line with a typical month for a small town like Leyden; the raw count does not point to an unusually active or unusually quiet period.

TOP SALES Sale prices are not yet available for any of the five transactions, so the sales cannot be ranked by price. They are listed here by recording date. 72 Eden Trail sold Oct. 2; the seller was Franklin First Federal Credit Union and the buyers were Carlton D. Choiniere and Kayla M. Choiniere. 160 Rolling Lane sold Oct. 2; the seller was Karen E. Oneil and the buyer was Kathleen C. Oneil. A second transfer recorded the same day, Oct. 2, listed Karen E. Oneil as seller and Karen E. Oneil and Kathleen C. Oneil as buyers; no street address was included in the deed record. 660 Greenfield Road sold Sept. 23; the seller was Freedom Credit Union and the buyers were Ernest J. Royer and Dianne M. Royer. 53 South Schoolhouse Road sold Sept. 29; the seller was Julia Silverman, and no buyer was listed in the deed record.

NEIGHBORHOOD BREAKDOWN Two of the five deeds, both recorded Oct. 2, involve Karen E. Oneil as seller and Kathleen C. Oneil as a buyer, one for 160 Rolling Lane and one with no listed address. That overlap in names suggests a family-related transfer, though the deed records do not indicate the reason for the transfers. The remaining three sales, at 72 Eden Trail, 660 Greenfield Road and 53 South Schoolhouse Road, are on three separate streets with no other geographic overlap in this period's data.

MARKET NOTES Two of the five transactions list a credit union as the seller rather than an individual owner: Franklin First Federal Credit Union at 72 Eden Trail and Freedom Credit Union at 660 Greenfield Road. Bedroom, bathroom and square-footage figures were not available in the deed records for any of the five properties, and property type (single-family, condominium or multi-family) was not specified in the data. Because no sale prices have posted for this period, no price-per-square-foot comparison or price-tier breakdown is possible.
