Erving sale prices range from $100,000 to $225,000 so far this period

ERVING -- Eleven properties changed hands in Erving between Aug. 28 and Sept. 26, according to newly recorded deeds at the Franklin County Registry of Deeds, though sale prices had posted for only two of those transactions as of this report.

MARKET OVERVIEW The registry recorded 11 property transfers during the period. Of those, two carry a sale price so far: $100,000 and $225,000, for a median of $162,500 based on the available figures. The remaining nine transfers show no price yet, which typically reflects a lag in registry data rather than a withheld figure; prices for those sales generally appear within about a week of recording. Based on volume alone, 11 recorded transfers is a notable number of transactions for the town in a single four-week window, though a full read on market activity will depend on the prices still to post.

TOP SALES 221 North St. sold for $225,000 on Aug. 28. Christian C. Sawicki was the seller and Charles E. Mallet the buyer.

25 Swamp Rd. sold for $100,000 on Sept. 2. Mark D. and Melanie J. Burnett were the sellers, and the buyer was Greenfield Cooperative Bank.

No other sale price had posted as of this report. The remaining transactions, in order of recording, were: 6 Moore St. (Sept. 15), 13 Church St. (Sept. 15), 69 High St. (Sept. 14), 18 Central St. (Sept. 10), 5 Cross St. (Sept. 8), 5 East Prospect St. (Sept. 8), 9 Laurel Ln. (Sept. 2), 92 High St. (Sept. 1) and 10 E Prospect St. (Aug. 28). Prices for these properties were not yet available in registry records.

NEIGHBORHOOD BREAKDOWN Two streets saw more than one transfer this period. High Street recorded two sales, at 69 High St. on Sept. 14 and 92 High St. on Sept. 1. Prospect Street also recorded two sales, at 5 East Prospect St. on Sept. 8 and 10 E Prospect St. on Aug. 28. No other street had more than one recorded transfer. The deed at 13 Church St. involved a trust, with Mark Bissell as trustee of the Verne Bissell Trust as seller. Bedroom, bathroom and square-footage details were not available in the deed data for any property in this period.
