Erving Sale Prices Range From $100,000 To $225,000 In Latest Deeds

ERVING -- Eleven properties changed hands in Erving between Aug. 21 and Sept. 19, according to Franklin County Registry of Deeds records, but only two of those transactions carried a recorded sale price by this report, ranging from $100,000 to $225,000.

MARKET OVERVIEW Eleven deeds were recorded for Erving properties during the four-week period. Of those, two carry a sale price so far: $100,000 and $225,000, putting the calculated median at $162,500. The remaining nine transactions have not yet posted a price, which is typical for recently recorded deeds; consideration amounts generally appear in registry data within about a week of recording, so prices for several of this period's later sales may still surface. By raw count, 11 recorded sales in a four-week span is a relatively active pace for a town of Erving's size, though the scarcity of posted prices limits any fuller read on where values stood this period.

TOP SALES 221 North St. sold for $225,000 on Aug. 28, the highest recorded price of the period. Christian C. Sawicki sold the property to Charles E. Mallet. 25 Swamp Rd. sold for $100,000 on Sept. 2. Mark D. and Melanie J. Burnett sold the property to Greenfield Cooperative Bank. Sale prices for the remaining nine transactions, on Moore, Church, High, Central, Cross, East Prospect and Laurel streets, had not yet been recorded as of this report.

NEIGHBORHOOD BREAKDOWN High Street had two recorded sales: 69 High St. on Sept. 14 and 92 High St. on Sept. 1. Neither has a recorded price yet. Prospect Street also had two sales, 5 East Prospect St. on Sept. 8 and 10 E Prospect St. on Aug. 28, both also without recorded prices. The remaining seven sales were spread one apiece across Moore, Church, Central, Cross, Swamp, Laurel and North streets. Of the two prices available, both fall under $500,000: $100,000 and $225,000.

MARKET NOTES Several of the period's transfers list mortgage or lending entities as a party. Mortgage Electronic Registration Systems Inc. and Quicken Loans are listed as sellers on 6 Moore St. and 18 Central St., and Quicken Loans Inc. is listed as a seller on 10 E Prospect St. Wells Fargo Bank N.A. sold 9 Laurel Ln. to David Sloan. Onity Mortgage Corp. and PHH Mortgage Corp. are listed as sellers on 5 East Prospect St. Loan Assn of Cleveland sold 92 High St. to Robert Steele. Greenfield Cooperative Bank appears as the buyer, rather than the seller, on 25 Swamp Rd. Two transactions involved family trusts: 13 Church St., from Mark Bissell, trustee, and the Verne Bissell Trust; and 5 Cross St., from Philip M. and Sarah M. Cyhowski, as trustees. No sale prices were available for either trust transfer. Beds, baths and square footage are not available in the deed data for any of the 11 sales.
