Disclosed Wendell sale prices span $80,000 to $200,000 in late-summer deeds

WENDELL -- Eight properties changed hands in Wendell between July 24 and Aug. 22, according to deeds recorded at the Franklin County Registry of Deeds, but only three of those transactions disclosed a sale price, ranging from $80,000 to $200,000.

MARKET OVERVIEW The registry recorded eight property transfers in Wendell during the four-week period. Sale prices were disclosed in three of the eight deeds: $80,000, $130,000 and $200,000. The median of those three disclosed prices was $130,000. With five of eight transfers carrying no listed consideration, the available price data offers only a partial picture of the period's overall market activity.

TOP SALES The three disclosed-price sales, in descending order: 1 Wickett Pond Rd. sold for $200,000 on July 28. The sellers were Joyce Flynn and Harold M. Flynn Jr.; the buyer was Athol Credit Union. 128 Locke Hill Rd. sold for $130,000 on Aug. 3. The sellers were Timothy Hanrahan and Jaime Hanrahan; the buyer was Julia S. Flannery, trustee of the Locke Haven Trust. 174 West St. sold for $80,000 on July 24. The seller was Michael L. Skerry; the buyer was Greenfield Savings Bank.

NEIGHBORHOOD BREAKDOWN Locke Hill Road saw two transfers during the period: 174 Locke Hill Rd. (price not disclosed, Aug. 14) and 128 Locke Hill Rd. ($130,000, Aug. 3). No other street recorded more than one sale. By price tier among the disclosed sales: one sale fell under $100,000 (174 West St., $80,000), one fell between $100,000 and $150,000 (128 Locke Hill Rd., $130,000), and one fell between $150,000 and $250,000 (1 Wickett Pond Rd., $200,000). The five sales with no disclosed price were spread across five different streets: 39 Lockes Village Rd. (Aug. 21), 174 Locke Hill Rd. (Aug. 14), 62 Montague Rd. (Aug. 13), 61 Bullard Pasture Rd. (Aug. 6) and 95 Jennison Rd. (July 31).

MARKET NOTES Bed, bath and square-footage data were not available in the deed records for any of the eight sales. A financial institution appears as a named party, buyer or seller, in four of the eight deeds: Bank of America N.A. and First American Mortgage Solutions LLC as sellers of 62 Montague Rd.; All In Credit Union as a co-seller of 61 Bullard Pasture Rd.; Athol Credit Union as buyer of 1 Wickett Pond Rd.; and Greenfield Savings Bank as buyer of 174 West St. Two transfers involved a trust or estate. The 174 Locke Hill Rd. deed listed the seller as the Dianna Larae Dunn Estate. The 128 Locke Hill Rd. deed listed the buyer as Julia S. Flannery, trustee of the Locke Haven Trust. Joyce Flynn and Harold M. Flynn appear as buyers on the 62 Montague Rd. deed (Aug. 13) and, under the names Joyce Flynn and Harold M. Flynn Jr., as sellers on the 1 Wickett Pond Rd. deed (July 28). The registry data does not indicate any connection between the two transactions beyond the shared names.
