Disclosed Sunderland Sale Prices Range From $50,000 To $712,500 In August

SUNDERLAND -- Sunderland recorded 13 property transfers between July 31 and Aug. 29, but sale prices were disclosed in only four of them. The month's highest-priced recorded sale, a $712,500 transfer on North Plain Road, moved from private owners to the U.S. Department of Housing and Urban Development.

MARKET OVERVIEW

The Franklin County Registry of Deeds recorded 13 property transfers in Sunderland during the period. Sale prices were disclosed in four of the 13 transactions, ranging from $50,000 to $712,500. The median sale price among those four disclosed transactions was $257,750. With price data available for less than a third of recorded deeds, the raw count of 13 transfers alone does not establish whether the period was active or quiet. A number of the undisclosed transactions involved banks, mortgage servicers, trusts or transfers between family members rather than open-market sales with negotiated prices.

TOP SALES

90 North Plain Road sold for $712,500 on Aug. 17. Ellis S. Delphin and Helaine W. Delphin sold the property to the U.S. Department of Housing and Urban Development.

226 Plumtree Road sold for $465,500 on Aug. 13. Jeremy L. Roberts and Amy L. Roberts sold the property to Paul and Joanne Jordan.

61 Plumtree Road sold for $50,000 on Aug. 19. Nigel and Letha Brissett sold the property to UMassFive College Federal Credit Union.

131 Plumtree Road also sold for $50,000, on Aug. 12. Michael A. Zewski sold the property to Greenfield Savings Bank.

Bed, bath and square-footage figures were not available in the deed data for any of these transactions.

NEIGHBORHOOD BREAKDOWN

Plumtree Road accounted for the most activity of any street, with three deeds recorded during the period: 61, 131 and 226 Plumtree Road. Where prices were disclosed, those three ranged from $50,000 to $465,500.

Howard Hepburn Drive had two deeds recorded, at No. 38 and No. 63; neither listed a sale price.

Silver Lane also had two deeds recorded, at 71 South Silver Lane and 203 North Silver Lane; neither listed a sale price.

The remaining six transfers were spread across separate streets: Old Amherst Road, Main Street, Berry Lane, Brown Cross Road, and one entry recorded without a specific street address.

Among the four disclosed prices, two fell below $100,000, one was in the $400,000-to-$500,000 range and one exceeded $700,000.

MARKET NOTES

A bank, mortgage servicer or credit union was named as a party, either grantor or grantee, on more than half of the month's 13 deeds. UMassFive College Federal Credit Union, Greenfield Savings Bank, Bank of America, First American Mortgage Solutions, Shellpoint Mortgage Servicing and NewRez LLC each appear on at least one recorded transfer.

Two of the Howard Hepburn Drive transfers involved trusts: the seller at No. 38 was listed as Lawrence G. Pion, trustee, and Mona L. Pion, trustee, while the seller at No. 63 was the Linda Phillips Lopatka Revocable Trust.

One transfer, at 71 South Silver Lane, moved from the Franklin County Regional Housing Authority and Redevelopment Authority to a private buyer, Teresa M. Vona.

Because nine of the 13 recorded deeds did not disclose a sale price, and square footage was not available for any transaction, no price-per-square-foot comparisons or property-type breakdowns can be drawn from this data set.
