MONTAGUE -- Twelve properties changed hands in Montague between Sept. 18 and Oct. 17, according to Franklin County Registry of Deeds records, but only four of those transactions carried a recorded sale price by the time of this report. The four disclosed prices ranged from $25,000 to $288,808, and more than half of the month's deeds involved a bank or mortgage servicer as either buyer or seller.

MARKET OVERVIEW

The registry recorded 12 property transfers in Montague during the period. Of those, four have a recorded consideration amount, ranging from $25,000 to $288,808, with a median of $116,500 among the priced sales. The remaining eight transactions show no price yet, which is typical for recently recorded deeds and does not indicate the parties withheld the figure; prices for those entries will likely appear in the registry within the coming week. Based on raw count alone, 12 recorded transfers is a moderate volume for a one-month period, though a majority of this month's deeds involved banks, mortgage servicers, or federal registration systems rather than price points typical of open-market, arm's-length sales.

TOP SALES

The month's highest-priced transaction was 808 Fairway Ave, Unit 808, at the Atrium Condo complex, which sold for $288,808. The seller was listed as Atrium Condo and Alberto D. Beltran; the buyer was Rebecca F. Clemente.

The second-highest recorded sale was 49 Old Stage Rd, which sold for $203,000. Sellers Scott P. Schenk and Ronald A. Schenk transferred the property to Greenfield Savings Bank.

The third-highest recorded sale was 271 Federal St, which sold for $30,000. Seller Richard Lastowski transferred the property to Greenfield Cooperative Bank.

The fourth recorded sale was 240 Federal St, Unit 4B, at the Stoneyside Condo complex, which sold for $25,000. The sellers were listed as B. Stoneyside Condo and Jenny Vanderbilt; the buyers were Guild Mortgage Co. LLC and Mortgage Electronic Registration Systems Inc.

NEIGHBORHOOD BREAKDOWN

Federal Street accounted for four of the month's 12 transfers, more than any other street: 240 Federal St Unit 4B ($25,000), 240 Federal St (price not yet available), 271 Federal St ($30,000) and 12 Federal St (price not yet available). Fairway Avenue recorded two transfers, both tied to the Atrium Condo property: the $288,808 unit sale and a separate transfer of 808 Fairway Ave with no price yet recorded. The remaining six transactions were spread across single streets: Old Stage Road, Millers Falls Road, Turners Falls Road, South Prospect Street, Montague Street and Keith Street, each with one recorded deed.

By price tier among the four disclosed sales, two fell under $50,000 (240 Federal St Unit 4B at $25,000 and 271 Federal St at $30,000), and two fell between $200,000 and $300,000 (49 Old Stage Rd at $203,000 and 808 Fairway Ave Unit 808 at $288,808). No disclosed sale this period exceeded $300,000.

MARKET NOTES

Eight of the 12 recorded deeds this period listed a bank, mortgage servicer or mortgage registration entity as either the buyer or the seller, including Greenfield Savings Bank, Greenfield Cooperative Bank, PeoplesBank, Freedom Mortgage Corp., Guild Mortgage Co. LLC, and Mortgage Electronic Registration Systems Inc. These entities appeared as sellers in transfers such as 183 Millers Falls Rd, 544 Turners Falls Rd, 122 South Prospect St and 12 Federal St, and as buyers in transfers such as 49 Old Stage Rd, 271 Federal St, 240 Federal St Unit 4B and 7 Keith St. The data does not indicate the reason for these transfers.

The month's sales also included at least two condominium transactions, at 808 Fairway Ave (Atrium Condo) and 240 Federal St (Stoneyside Condo), alongside what appear to be single-family or multi-unit street addresses elsewhere in town. Bedroom, bathroom and square-footage figures are not available in deed records and are omitted from this report.
