Conway Sale Prices Range From $80,000 to $600,000 as Fall Deeds Record

CONWAY -- Eleven deeds recorded at the Franklin County Registry of Deeds between Sept. 11 and Oct. 10 show a wide price spread among Conway property transfers, though most of the month's sales have yet to show a recorded price.

MARKET OVERVIEW

Of the 11 transfers recorded during the period, four carry a sale price so far: $80,000, $80,000, $221,500 and $600,000. That puts the price range at $80,000 to $600,000 and the median at $150,750. The raw count of 11 recorded transfers is a notable volume for a town of Conway's size, though with seven of 11 sales still showing no price, a fuller picture of the month's market will take shape as more consideration amounts reach the registry, typically within about a week of recording.

TOP SALES

The month's highest-priced transfer was 2063 Roaring Brook Rd, which sold for $600,000 on Sept. 23; Christopher Ross Waldo was the seller and Greenfield Savings Bank the buyer. At 32 Mathews Rd, the property sold for $221,500 on Sept. 15; Sarah C. Miner and Patrick L. Miner were the sellers and Greenfield Savings Bank the buyer. Two sales tied at $80,000: 2966 Shelburne Falls Rd sold Sept. 29 from seller Jeremy C. Sinkus to buyer Greenfield Cooperative Bank, and 354 Hart Rd sold Sept. 28 from sellers Ben E. Barnhart, trustee, and Lorinser Investment Trust to buyer Greenfield Savings Bank.

NEIGHBORHOOD BREAKDOWN

Shelburne Falls Road saw two transfers in the period, at 2930 and 2966 Shelburne Falls Rd, the only street with more than one recorded sale this month. Among sales with a known price, two fell under $100,000 (2966 Shelburne Falls Rd and 354 Hart Rd, both at $80,000), one fell in the $100,000-to-$300,000 range (32 Mathews Rd at $221,500), and one exceeded $500,000 (2063 Roaring Brook Rd at $600,000). The remaining seven transfers, spread across Truce, Ashfield, Emerson Hollow, Dacey and Bardswell Ferry roads, plus one parcel listed without a street address, have no recorded price yet.

MARKET NOTES

A bank was the buyer in all four of this month's priced transactions: Greenfield Savings Bank bought two properties and Greenfield Cooperative Bank bought one, with Greenfield Savings Bank also the buyer at 32 Mathews Rd. Banks and a credit union also appear elsewhere in the dataset as sellers: Greenfield Cooperative Bank sold 112 Emerson Hollow Rd to Richard M. and Lynn A. McKelvey, and Franklin First Federal Credit Union sold 1049 Bardswell Ferry Rd to Karen D. Totman and Karen Totman Gale. Two of the 11 transfers listed the Conway Town Assessors as buyer, at a Conway parcel without a listed address (from seller Lyme Quabbin LLC) and at 85 Dacey Rd (from seller Dacey Farm Real Estate Holdings LLC), both transfers from LLC sellers rather than individual homeowners. One transfer, at 354 Hart Rd, moved from a trust holder to a bank. No sale price, bedroom, bathroom or square-footage data was available for any transaction beyond what is listed above.
