Conway's three priced sales this period span $80,000 to $600,000

CONWAY -- Twelve properties changed hands in Conway between Sept. 4 and Oct. 3, according to Franklin County Registry of Deeds records, but sale prices had posted for only three transactions as of this reporting. All three priced sales listed Greenfield Savings Bank as the buyer.

MARKET OVERVIEW

Of the 12 recorded deeds, three carried a sale price, ranging from $80,000 to $600,000, with a median of $221,500. The remaining nine transfers had no price yet on file, which is typical for recent recordings and usually reflects a lag of about a week before the registry's sale-price data catches up, not a withheld figure. Judged on raw transaction count, September was a moderately active month for Conway, a town where sales activity is usually measured in single or low double digits.

The month's largest recorded transaction was 2063 Roaring Brook Rd, which sold for $600,000 on Sept. 23. Christopher Ross Waldo was the seller; Greenfield Savings Bank was the buyer.

32 Mathews Rd sold for $221,500 on Sept. 15. Sarah C. Miner and Patrick L. Miner were the sellers; Greenfield Savings Bank was the buyer.

354 Hart Rd sold for $80,000 on Sept. 28. The sellers were listed as Ben E. Barnhart, trustee, and the Lorinser Investment Trust; Greenfield Savings Bank was the buyer.

The other nine transfers recorded during the period have no sale price available yet.

No street had more than one recorded transfer this period, so no single-street pattern emerged. One transfer, 85 Dacey Rd, moved from Dacey Farm Real Estate Holdings LLC to the Conway Town Assessors on Sept. 23; no price has posted. One transfer, 2063 Roaring Brook Rd's seller, Christopher Ross Waldo, also appears as the seller on a separate, unaddressed parcel recorded the same day, Sept. 23, also without a posted price.

Given that nine of the 12 September transfers are still awaiting price data, this snapshot will likely fill in further in the registry's records in the coming days.
