Colrain Recorded Sale Prices Span $12,500 To $300,000 This Period

COLRAIN -- Franklin County Registry of Deeds records show nine Colrain property transfers between Sept. 11 and Oct. 10, with recorded sale prices ranging from $12,500 to $300,000. Only four of the nine transactions carry a price in the registry so far; the rest are expected to post within about a week.

Nine deeds were recorded in Colrain during the period. Of those, four show a recorded price, ranging from $12,500 to $300,000, with a median of $77,500 based on the priced sales. The remaining five show price not yet available. With fewer than half of this period's transactions showing a price, the raw count of nine recorded deeds is the most reliable read on activity; the price figures should be treated as partial until the rest of the data posts.

TOP SALES

245 Ed Clark Rd sold for $300,000 on Oct. 6. The deed lists William E. Dyer, as personal representative, and the estate of Harriet B. Dyer as sellers, and David E. Dyer and Barbara L. Dyer as buyers.

21 Stranahan Dr sold for $100,000 on Sept. 14. Richard D. Rockstroh and Vicky E. Rockstroh were the sellers; Franklin First Federal Credit Union and Greylock Federal Credit Union are listed as buyers.

172 Call Rd sold for $55,000 on Oct. 7. Viney Vidal and Francisco J. Vidal were the sellers; Greenfield Cooperative Bank is listed as the buyer.

A Colrain property without a listed street address sold for $12,500 on Sept. 18. C. Ethan O'Brien was the seller and Ethan O'Brien the buyer.

The five remaining transfers, at 91 Foundry Village Rd, 201 Thompson Rd, 221 Thompson Rd, 341 Main Rd and 105 Hillman Rd, show price not yet available in registry records as of this report.

NEIGHBORHOOD BREAKDOWN

Thompson Road had two transfers this period: 201 Thompson Rd, recorded Oct. 7 with Amy Taylor and Lorraine Taylor as sellers and UMassFive College Federal Credit Union as buyer, and 221 Thompson Rd, recorded Sept. 29 with Deandre Brown listed as seller. Both show price not yet available.

Among the four priced sales, two fall under $100,000 (172 Call Rd at $55,000 and the Sept. 18 parcel at $12,500) and two fall between $100,000 and $500,000 (21 Stranahan Dr at $100,000 and 245 Ed Clark Rd at $300,000). No sale in this period exceeded $500,000.

Four of the nine transfers list a buyer and seller sharing the same surname: 91 Foundry Village Rd (Root to Root), 245 Ed Clark Rd (Dyer to Dyer), the Sept. 18 parcel (O'Brien to O'Brien), and 105 Hillman Rd (Griffin to Griffin).
