Buckland Home Prices Range From $150,000 to $310,000 in Late September Sales

BUCKLAND -- Thirteen property transfers were recorded at the Franklin County Registry of Deeds for Buckland between Sept. 18 and Oct. 17, but only three of those deeds carried a listed sale price, ranging from $150,000 to $310,000, with a median of $275,000.

MARKET OVERVIEW Of the 13 deeds recorded during the period, three included a sale price: $150,000, $275,000 and $310,000, producing a median of $275,000. The remaining 10 transfers had no price recorded as of this writing. Sale prices typically appear in the registry's data within about a week of recording, so additional figures for transactions from late September and early October may still surface. With pricing attached to fewer than a quarter of the deeds, the raw count of 13 recorded transfers is the clearest measure of activity available for the period. That count mixes conventional sales with family trust transfers and transactions involving banks or credit unions, detailed below.

TOP SALES The highest-priced transaction was 54 Elm St., which sold for $310,000 on Sept. 21. The sellers were listed as Jamieson R. Bishop, trustee, and Jamie Larue, trustee; the buyer was Greenfield Savings Bank. The second-highest was 142 Charlemont Rd., which sold for $275,000 on Sept. 30. The seller was Fort River Real Estate LLC; no buyer name was listed in the deed data. The third was 18 Orcutt Hill Rd., which sold for $150,000 on Sept. 24. The sellers were Mark A. Amstein and Sarah L. Cummings; the buyers were listed as Franklin First and Greylock FCU. No other transfers in the period carried a recorded price as of this writing.

NEIGHBORHOOD BREAKDOWN Clesson Brook Road had two transfers in the period: 100 Clesson Brook Rd. (Sept. 28, price not yet available, sellers Christopher E. and Sharon A. (the Dodge family trust). A related transfer at 4 Roundhouse Hill Rd. was sold by the Lively Investment Trust, though no buyer name was listed. Two of the three priced sales list a lending institution as the buyer: 18 Orcutt Hill Rd. (Franklin First and Greylock FCU) and 54 Elm St. (Greenfield Savings Bank). Two additional, unpriced transfers list a bank or credit union as the seller: 8 Martin Rd. (Florence Bank/Florence Savings Bank, to Margaret L. Hart and Gregory J.
