Bernardston Sale Prices Range Widely While Most Deeds Stay Undisclosed

BERNARDSTON -- Twelve real estate deeds were recorded in Bernardston during the four-week period ending Sept. 12, but only three carried a disclosed sale price. The highest of those, $345,500 for a property on Bald Mountain Road, went to a bank.

Twelve deeds were recorded in Bernardston between Aug. 14 and Sept. 12. Of those, three included a disclosed consideration amount, ranging from $12,928 to $345,500, with a median of $50,000. The other nine transactions carried no listed sale price, which is common in deed records and can reflect transfers to lenders, transfers between family members or trusts, or other conveyances where consideration is not filed publicly. Twelve recorded transactions in four weeks is a moderate volume for a town of Bernardston's size, though this dataset does not include figures from prior periods, so it is not possible to say from the count alone whether the pace was faster or slower than usual.

The highest-priced transaction was 189 Bald Mountain Road, which sold for $345,500 on Sept. 4. Jordan DiGeorge was the seller and Greenfield Cooperative Bank the buyer. A second deed for the same address, recorded under the abbreviated form 189 Bald Mt Rd, was filed the same day with Scott DiGeorge listed as seller; that deed carried no disclosed price and no buyer of record.

The second-highest disclosed sale was 49 Depot Street, which sold for $50,000 on Sept. 9. George Watson was the seller and TD Bank NA the buyer.

The third disclosed sale was 426 Northfield Road, which sold for $12,928 on Sept. 1. Nicholas M. Carter was the seller and the U.S. Department of Housing and Urban Development the buyer.

No other transaction recorded in the period included a disclosed sale price.

NEIGHBORHOOD BREAKDOWN

Two deeds were recorded for the same Bald Mountain Road property on Sept. 4, one with a disclosed price of $345,500 and one without. No other street had more than one recorded transaction during the period.

Among the three disclosed sales, price tiers split across the range: one transaction came in under $50,000 (426 Northfield Road at $12,928), one landed at $50,000 (49 Depot Street) and one topped $300,000 (189 Bald Mountain Road at $345,500).

The remaining nine transactions, none with a disclosed price, were spread across Cross Street, Dewey Street, Eden Trail, South Street, Fox Hill Road, Gill Road, West Mountain Road, the second Bald Mountain Road deed, and one deed recorded with no street address, listed only as Bernardston.
