Bernardston Home Prices Range From $12,928 To $345,500 In Recent Deeds

BERNARDSTON -- The Franklin County Registry of Deeds recorded 15 property transfers in Bernardston during the four weeks ending Sept. 19, though sale prices had posted for only five of them by the time of this report, ranging from $12,928 to $345,500 with a median of $50,000.

MARKET OVERVIEW

Fifteen recorded transfers over a roughly four-week span works out to about one every two days, a busy pace of registry activity for the town based on the raw count alone; no prior-month figures are available for comparison. Of those 15 transfers, five carried a recorded sale price. Those five ranged from $12,928 to $345,500, with a median of $50,000. The remaining 10 transfers showed no price yet. That is typical for deed data, since sale prices often take about a week longer to reach the registry than the deed itself; it does not mean a price was withheld.

TOP SALES

189 Bald Mountain Rd. sold for $345,500 on Sept. 4, the period's highest recorded price. The seller was listed as Jordan DiGeorge and the buyer as Greenfield Cooperative Bank.

163 Bald Mountain Rd. sold for $96,000 on Sept. 15. Ryan J. and Heather M. Brazeau were the sellers, and Freedom Credit Union was the buyer.

12 Bald Mountain Rd. sold for $50,000 on Sept. 14. Steven S. Hean was the seller; the buyers were listed as Franklin First and Greylock Federal Credit Union.

49 Depot St. sold for $50,000 on Sept. 9. George Watson was the seller, and TD Bank NA was the buyer.

426 Northfield Rd. sold for $12,928 on Sept. 1. Nicholas M. Carter was the seller, and the buyer was listed as the U.S. Department of Housing and Urban Development.

NEIGHBORHOOD BREAKDOWN

Bald Mountain Road saw more recorded deed activity than any other street in the period: transfers at 163, 12 and 189 Bald Mountain Rd., plus a second recorded transfer at 189 Bald Mt. Rd. on the same day as the priced sale there, Sept. 4, with Scott DiGeorge listed as seller. That second entry had no price recorded. DiGeorge appears as the seller's surname in both of the Sept. 4 entries.

Eden Trail also had two transfers: 80 Eden Trl. on Sept. 10, sold by Greenfield Savings Bank to Shalee M. and William R. Pratt, and 43 Eden Trl. on Aug. 25, sold by Athol Credit Union to Armen and Joseph Papazian. Neither had a recorded price yet.

Among the five sales with recorded prices, four fell under $100,000 (426 Northfield Rd., 12 Bald Mountain Rd., 49 Depot St. and 163 Bald Mountain Rd.) and one, 189 Bald Mountain Rd., exceeded $300,000. The remaining 10 transfers, spread across Brattleboro Road, Cross Street, Dewey Street, Fox Hill Road, Huckle Hill Road, South Street and one unspecified Bernardston address, have no recorded price yet.

Several transfers list a bank, credit union or federal agency as the buyer: Freedom Credit Union (163 Bald Mountain Rd.), Franklin First and Greylock Federal Credit Union (12 Bald Mountain Rd.), TD Bank NA (49 Depot St.), Greenfield Cooperative Bank (189 Bald Mountain Rd.), the U.S. Department of Housing and Urban Development (426 Northfield Rd.) and Sandri Realty Inc., which acquired a property from seller T Bank at an unspecified Bernardston address. This pattern of financial institutions or a federal agency on the buying side recurs across several of the period's transfers.

One transfer, at 10 Dewey St., moved from Mortgage Electronic Registration Systems Inc. and Com LLC to two individuals listed as trustees, Ruth Shipton Levy and Stephen H. Nestanpower, a structure consistent with property being placed into trust. No price has been recorded for that transfer.
