Banks Appear as Buyer or Seller in Majority of Sunderland's September Deeds

SUNDERLAND -- Sunderland recorded 13 property transfers between Sept. 18 and Oct. 17, and a bank or credit union appeared as either buyer or seller in more than half of them. Only two of the 13 transfers show a recorded sale price so far.

MARKET OVERVIEW Thirteen deeds were recorded in Sunderland over the four-week period, a notable volume of activity for the town based on raw count alone. However, just two of those transfers carry a sale price in registry data as of this writing: $100,000 and $203,000. Those two figures produce a median of $151,500, though that number reflects only two sales, not the full set of 13. Price not yet available for the remaining 11 transfers; that is typical for recently recorded deeds, which generally show a consideration amount in registry data within about a week of recording.

TOP SALES The highest-priced recorded sale was 156 Russell St, which transferred Sept. 24 for $203,000. Bethany J. Jones was the seller, and PeoplesBank was the buyer. The second-highest was 370 Montague Rd Unit G at Pond Ridge Condominium, which transferred Oct. 7 for $100,000; the sellers were listed as G Pond Ridge Condo and Jillian A. Miller, and the buyer was Cornerstone Bank. No other sales in the period have a recorded price yet, so the remaining 11 transfers cannot be ranked by sale amount at this time.

NEIGHBORHOOD BREAKDOWN Three streets had two recorded sales apiece. Russell Street saw transfers at 156 Russell St and 265 Russell St. Montague Road saw transfers at 357 Montague Rd and 370 Montague Rd Unit G. North Main Street saw two deed entries for the same address, 250 North Main St and 250 N Main St, both recorded Sept. 23. The remaining seven transfers were spread across separate streets: School Street, Falls Road, North Silver Lane, Kulessa Cross Road, North Plain Road and Reservation Road, plus one entry listed only as Sunderland, MA, without a street address. Because only two of the 13 sales include a price, a price-tier breakdown is not possible this period.

MARKET NOTES A majority of the period's transfers involved a bank or lending institution as either the buyer or the seller. Greenfield Savings Bank was the seller at both 105 Falls Rd and 82 North Silver Ln. Franklin First Federal Credit Union was the seller at 4 North Plain Rd, and Member Advantage Mortgage LLC was the seller at 56 Reservation Rd. TD Bank NA was the seller at 265 Russell St. On the buying side, PeoplesBank took title at 156 Russell St, Cornerstone Bank took title at 370 Montague Rd Unit G, and UMassFive College Federal Credit Union took title at 56 Kulessa Cross Rd. One condominium unit was among the 13 transfers, at Pond Ridge Condominium; deed records do not otherwise specify property type for the remaining sales. Two transfers appear to be family or trust-related: 11 School St moved from Kathleen M. Keroack, as trustee, to the Kathleen Keroack Revocable Trust, and 357 Montague Rd moved from Steven L. Rodman, as trustee, to the Steven L. Rodman Investment Trust. Bed, bath and square-footage figures were not available in deed records for any property in this period.
