Bank And Mortgage Entities Dominate Sunderland's September Property Transfers

SUNDERLAND -- Fourteen deeds were recorded in Sunderland between Aug. 21 and Sept. 19, but only one carried a sale price by the registry's latest update. The rest of the period's activity was marked by a heavy presence of banks, mortgage servicers and government-sponsored entities on either side of the transaction.

MARKET OVERVIEW

The Franklin County Registry of Deeds recorded 14 property transfers in Sunderland during the four-week period. Of those, only one, the Aug. 2 sale of 489 Hadley Road, had a consideration amount posted as of this report: $150,000. That single figure sets both the low and high end of the recorded price range, and stands as the period's median by default. Sale prices for the remaining 13 transactions had not yet posted to the registry, which is typical; consideration amounts generally appear within about a week of recording. Based on transaction count alone, the four-week span looks active, with roughly one deed recorded every two to three days. A fuller read on pricing will depend on data that has not yet reached the registry.

TOP SALES

489 Hadley Road is the only transaction with a recorded price. It sold Sept. 2 for $150,000; the seller was listed as Carolyn S. Lloyd (also recorded as Carolyn Sue Lloyd), and the buyer was Florence Bank. Beyond that sale, prices are not yet available for the period's other transactions, including two properties on Amherst Road, 245 Amherst Road and 248 Amherst Road, both acquired by the same pair of buyers, Cliffside NBM LLC and Cliffside SB LLC, on Sept. 8 and Aug. 31, respectively. Also pending price data are 9 Potyrala Cross Road, sold Sept. 10 by Greenfield Savings Bank to Mary E. and John S. Yokubaitis, and 41 Country Lane, sold Sept. 1 by JPMorgan Chase Bank NA to Nathan Chan and Deboki Chakravarti.

NEIGHBORHOOD BREAKDOWN

Amherst Road saw two transactions in the period, both to the same buyer group, Cliffside NBM LLC and Cliffside SB LLC, one day apart in late August and early September. Silver Lane also had two recorded transfers, 73 N Silver Lane on Sept. 11 and 16 S Silver Lane on Aug. 21, though on different segments of the street. The remaining 10 transactions were spread across individual streets: Falls Road, Old Amherst Road, Hadley Road, North Main Street, South Plain Road, Plumtree Road, Montague Road and Russell Street each recorded a single deed. With a price on record for only one of the 14 sales, breaking the month down by price tier is not yet possible.

MARKET NOTES

The most notable pattern in this period's data is the frequency of banks, mortgage servicers or government-sponsored entities appearing as either grantor or grantee. Ten of the 14 recorded transactions involved such an entity: Member Advantage Mortgage LLC, Greenfield Savings Bank, Fannie Mae, JPMorgan Chase Bank NA, Berkeley Point Capital LLC, Mortgage Electronic Registration Systems Inc., Guild Mortgage Co LLC, Florence Bank, Florence Savings Bank, TruNorth Bank, BankESB and Bank of America NA appear across those deeds, either selling previously bank-owned property to individual buyers or, in the case of 489 Hadley Road, taking title from an individual seller.

Several deeds also show transfers into or within family trusts. At 16 Falls Road, sellers Christine M. Boucher and John D. Boucher, both listed as trustees, transferred the property to Caitlin E. Boucher. At 127 Old Amherst Road, Theresa A. Gold transferred the property to herself as trustee of the Maple Ridge Trust. At 68 South Plain Road, Florence Bank sold the property to Kathleen M. Keroack as trustee of the Kathleen M. Keroack Revocable Trust.

Two recorded deeds, 48 Montague Road and 175 Russell Street, listed sellers, Jerome M. and Carol P. Dunn, and Sylvia Alice Maes, respectively, without a corresponding buyer of record. No bed, bath or square-footage data accompanies deed records, so no property-size comparisons are available for this period.
