Bank and Lender Sales Dominate Whately's Latest Batch of Recorded Deeds

WHATELY -- Thirteen property transfers were recorded in Whately between Aug. 21 and Sept. 19, according to Franklin County Registry of Deeds data, but none of the filings carried a sale price as of this report. Six of the 13 transactions involved a bank or mortgage company as the seller, and four moved property among family members or into a trust.

MARKET OVERVIEW Thirteen sales were recorded during the four-week period. No consideration amount had posted for any of the transactions as of this report, a normal lag for newly filed deeds that typically resolves within about a week. As a result, a price range and median sale price cannot be calculated for this period. The transfers were recorded across 10 distinct dates between Aug. 25 and Sept. 16, with no gap longer than five days between recording dates, suggesting steady filing activity rather than sales clustered at the start or end of the period. Based on volume alone, 13 recorded transfers in under a month is a comparatively active stretch for a town the size of Whately.

TOP SALES Because no sale prices have posted yet, transactions cannot be ranked by price this period. The following recorded transfers, all involving a bank or mortgage company as the seller, are highlighted below in place of a price-based ranking, pending consideration data reaching the registry.

Hanscom Federal Credit Union sold 24 Grey Oak Lane to Jeffrey P. Zilch and Kathleen T. Zilch on Sept. 16.

Greenfield Savings Bank sold 92 Masterson Road to Kevin C. Komosa on Sept. 10.

Florence Bank and Florence Savings Bank sold 158 State Road to Sandra L. Mazzacane and Joanne N. Cecchi on Sept. 8.

Rocket Mortgage LLC sold 170 Chestnut Plain Road to Stephen S. Kloc Jr. on Aug. 31.

DAS Acquisition Company LLC and Mortgage Electronic Registration Systems Inc. sold 188 State Road to Jordan R. Bryant Viencek and Patrick Viencek II on Aug. 25.

NEIGHBORHOOD BREAKDOWN State Road saw the heaviest activity of any street in the period, with four recorded transfers at 146, 158, 54 and 188 State Road. No other street had more than one recorded transfer. The remaining nine sales were spread across eight other streets, Grey Oak Lane, Masterson Road, Webber Road, Westbrook Road, Haydenville Road, Laurel Mountain Road, River Road and Chestnut Plain Road, plus one transfer recorded without a specific street address. In all, the 13 transfers touched nine identifiable streets across town.

MARKET NOTES Seven of the 13 recorded transfers involved a bank, credit union or mortgage servicer on one side of the transaction, just over half the period's total. Six of those listed the institution as the seller: 24 Grey Oak Lane, 92 Masterson Road, 158 State Road, 54 State Road, 170 Chestnut Plain Road and 188 State Road. A seventh ran the other direction: Angelica Elisabetta Perfido and Marissa Riane Wells conveyed 180 River Road to Lakeview Loan Servicing LLC. Four other transfers moved property among family members or into a trust rather than to a new outside owner. Richard M. Chamlin and Flora J. Chamlin, also recorded under the name Flora Johnson Josephs, transferred interests in three properties, 35 Westbrook Road, 188 Haydenville Road and an unaddressed Whately parcel, into their own names as trustees. Kyle J. Monahan added Susan J. Monahan to the deed for 146 State Road. Michael A. Busa transferred 105 Webber Road into the Michael A. Busa Revocable Trust. The period's 13th transfer sent 21 Laurel Mountain Road from Colette Viadero to the Whately Town Assessors. Property type, square footage and bedroom and bathroom counts were not available in the deed data for any of the 13 transactions.
