Bald Mountain Road sales top out at $345,500 as prices trickle in

BERNARDSTON -- Thirteen property transfers were recorded at the Franklin County Registry of Deeds for Bernardston addresses between Sept. 4 and Oct. 3, with Bald Mountain Road accounting for six of those filings. Sale prices have been recorded for four of the 13 transactions so far.

MARKET OVERVIEW Of the 13 recorded deeds, four carry a sale price to date, ranging from $50,000 to $345,500, with a median of $73,000 among those four. The remaining nine transfers have no price on file yet; that is typical for recently recorded deeds, as consideration amounts often take about a week to appear in registry data, and some entries reflect trust, family or bank-related transfers rather than open-market sales. Thirteen recorded deeds in a four-week span is a notable volume for a town of Bernardston's size, though with two-thirds of prices still pending, the full picture of September's market activity is not yet available.

TOP SALES 189 Bald Mountain Road sold for $345,500 on Sept. 4. Jordan DiGeorge was the seller and Greenfield Cooperative Bank the buyer. A second deed for the same address, recorded the same day with Scott DiGeorge as seller, has no price on file. 163 Bald Mountain Road sold for $96,000 on Sept. 15. Ryan J. and Heather M. Brazeau were the sellers; Freedom Credit Union was the buyer. 12 Bald Mountain Road sold for $50,000 on Sept. 14. Steven S. Hean was the seller; Franklin First and Greylock Federal Credit Union were the buyers. 49 Depot Street sold for $50,000 on Sept. 9. George Watson was the seller; TD Bank NA was the buyer.

NEIGHBORHOOD BREAKDOWN Bald Mountain Road, including entries listed as "Bald Mt Rd," appears six times in this period at four distinct addresses: 12, 116, 163 and 189 Bald Mountain Road. Two of those addresses, 116 and 189, each generated two separate deed filings recorded on the same date. By price tier, all four recorded sales fall under $500,000, with three at $96,000 or below and one at $345,500. The nine transfers without a recorded price are spread across Deane Road, Bald Mountain Road, West Mountain Road, Huckle Hill Road, an unspecified Bernardston address, Brattleboro Road and Eden Trail.

MARKET NOTES Several transfers in this period list a bank or credit union as the buyer: Greenfield Cooperative Bank (189 Bald Mountain Road), Freedom Credit Union (163 Bald Mountain Road), and Franklin First and Greylock Federal Credit Union jointly (12 Bald Mountain Road). Killeen as buyer, and Greenfield Savings Bank at 80 Eden Trail, with Shalee M. and William R. Pratt as buyers. One deed lists T Bank and Custom Art Construction LLC as sellers of 56 Brattleboro Road. Prices for all of these bank-involved transfers are not yet available. The 24 Deane Road transfer lists the seller as Ruby H. Rodgers, trustee of the Ruby H.
