Whately Median Sale Price Reaches $290,000 Amid July Deed Recordings

WHATELY -- Seven properties changed hands in Whately between July 3 and Aug. 1, but sale prices were disclosed in fewer than half the transactions, limiting visibility into the town's July housing market.

MARKET OVERVIEW Franklin County Registry of Deeds records show seven property transfers in Whately during the period, but only three included a disclosed sale price. Among those three, prices ranged from $250,000 to $494,700, with a median of $290,000. Seven recorded transactions is a full month's worth of activity for a small town, but with more than half the sales carrying no disclosed price, the underlying price trend cannot be fully assessed from this data alone.

TOP SALES The month's highest-priced disclosed sale was 188 State Rd, which sold for $494,700 on July 21. The seller was listed as Jordan R. Bryant Viencek and Joel D. Bryant, by attorney; the buyer was DAS Acquisition Co LLC, with Mortgage Electronic Registration Systems Inc. also named on the record. At 239 River Rd, the estate of Francis C. Sobieski Jr., with Francis G. Sobieski as personal representative, sold the property to Sarah Xiques and Lewis Goldstein for $290,000 on July 31. At 161 Christian Ln, Deborah Sadler sold the property to Neal and Carolyn Sadler for $250,000 on July 20.

NEIGHBORHOOD BREAKDOWN No street had more than one recorded sale during the period, so no street-level cluster emerged. By price tier, all three sales with disclosed prices fell in the under-$500,000 range: $250,000 (Christian Lane), $290,000 (River Road) and $494,700 (State Road). The remaining four transactions -- at Swamp Road, Chestnut Plain Road, North Street and an unspecified Whately address -- had no disclosed price and could not be placed into a price tier.

MARKET NOTES Two of the seven transactions, at 170 Chestnut Plain Rd and 108 North St, listed Florence Bank and Florence Savings Bank as seller; neither sale disclosed a price. One transaction, at 161 Christian Ln, transferred the property within the Sadler family, from Deborah Sadler to Neal and Carolyn Sadler. One recorded transfer had no street address and listed the Whately Town Assessors as buyer, with Lyme Quabbin LLC as seller; no price was disclosed. Bedroom, bathroom and square-footage figures were not available in the registry data for any of the seven properties, so no price-per-square-foot comparisons could be made and property type (single-family, condominium or multi-family) could not be determined from the records provided.
