Gill's Disclosed Home Sale Prices Stay Under $100,000 Range In July

GILL -- Ten property deeds were recorded in Gill during the four weeks from July 3 through Aug. 1, but a sale price was disclosed in only four of the filings, with those prices ranging from $25,000 to $75,000.

MARKET OVERVIEW Ten property transfers were recorded in Gill in the period. Of those, four deeds listed a consideration amount, ranging from $25,000 to $75,000, with a median of $32,500. The remaining six deeds did not disclose a sale price, which is common for certain deed types, including transfers involving banks, trusts or family members. Based on raw count alone, ten recorded deeds in roughly a month is a notable volume of activity for a town the size of Gill. However, because most of the filings did not disclose a price and several involved financial institutions rather than typical buyer-seller pairs, the available figures should not be read as representative of general home resale values in town.

TOP SALES 121 Boyle Rd sold for $75,000 on July 13, the highest disclosed price of the period. The sellers were listed as Kerri J. Vassar and Kerri J. Recore; the buyer was Greenfield Savings Bank. Bed, bath and square-footage figures were not available in the deed record. 137 Main Rd sold for $40,000 on July 27. The seller was William F. Kilpatrick; the buyer was TD Bank NA. 190 West Gill Rd sold for $25,000 on July 27. The seller was Todd R. Giroux; the buyer was Franklin First Federal Credit Union. 4 Oak St sold for $25,000 on July 7. The seller was Daniel Ware; the buyer was Greenfield Cooperative Bank. No sale price was disclosed for the remaining six recorded deeds this period.

NEIGHBORHOOD BREAKDOWN West Gill Road had the most recorded deed activity of any street in the period, with three separate filings: 190 West Gill Rd ($25,000), 91 West Gill Rd (price not disclosed) and 355 W Gill Rd (price not disclosed), the last using an abbreviated form of the same street name. All four disclosed sale prices fell within a single tier, $25,000 to $75,000, well under $100,000. No transaction with a disclosed price exceeded that range in the period covered.

MARKET NOTES Six of the 10 recorded deeds did not disclose a sale price. A bank or credit union was named as grantor or grantee in five of the 10 transfers: TD Bank NA, Franklin First Federal Credit Union, Greenfield Savings Bank (twice, as buyer at 121 Boyle Rd and as seller at 2 Pine St), Greenfield Cooperative Bank, and Mortgage Electronic Registration Systems Inc. together with Movement Mortgage LLC. Two transfers appear to be within the same family, based on shared surnames in the deed records. At 91 West Gill Rd, sellers Merri J. and Gary A. Bourbeau transferred the property to Nathan D. and Tyler J. Bourbeau. At 21 Camp Hill Rd, seller Dylan C. Grigsby transferred the property to Dylan C. Grigsby and Lisa R. Sweeney jointly. A separate deed at 21 Camp Rd, a different address despite the similar street number, listed Grigsby and Sweeney as sellers with no buyer named in the record. At 355 W Gill Rd, Kevin Harker transferred the property to Kevin V. Harker as trustee.
