Wendell Home Prices Span $80,000 To $200,000 In Latest Sales Data

WENDELL -- Ten property deeds were recorded in Wendell between July 17 and Aug. 15, but only three of those transactions disclosed a sale price. Prices on the disclosed sales ranged from $80,000 to $200,000.

MARKET OVERVIEW Ten property transfers were recorded in Wendell during the four-week period from July 17 through Aug. 15. Only three of the 10 deeds disclosed a sale price, a common limitation in Massachusetts deed records that often excludes family transfers, foreclosure-related conveyances and other non-arm's-length transactions. Among the three disclosed sales, prices ranged from $80,000 to $200,000, with a median of $130,000. Ten recorded deeds in a single month is a notable volume of registry activity for the town, though the scarcity of disclosed pricing limits any broader read on value trends for the period.

TOP SALES The highest-priced disclosed sale was 1 Wickett Pond Road, which sold for $200,000 on July 28. Joyce Flynn and Harold M. Flynn Jr. were the sellers; Athol Credit Union was the buyer. 128 Locke Hill Road sold for $130,000 on Aug. 3. Timothy and Jaime Hanrahan sold the property to Julia S. Flannery, trustee of the Locke Haven Trust. 174 West St. sold for $80,000 on July 24. Michael L. Skerry was the seller; Greenfield Savings Bank was the buyer. The remaining seven transactions recorded in the period did not disclose a sale price.

NEIGHBORHOOD BREAKDOWN Locke Hill Road accounted for two of the 10 recorded transfers this period: 174 Locke Hill Road, which changed hands Aug. 14 out of the estate of Dianna Larae Dunn with no price disclosed, and 128 Locke Hill Road, the $130,000 sale to the Locke Haven Trust noted above. No other street had more than one recorded transaction in the period. Among the three sales with disclosed prices, one fell under $100,000 (174 West St. at $80,000), one fell between $100,000 and $150,000 (128 Locke Hill Road at $130,000), and one fell between $150,000 and $250,000 (1 Wickett Pond Road at $200,000).

MARKET NOTES A bank or credit union appeared as a buyer or seller in five of the 10 recorded transactions. Bank of America NA and First American Mortgage Solutions LLC, as attorney, were sellers on the 62 Montague Road transfer to Joyce Flynn and Harold M. Flynn. All In Credit Union was named alongside seller Christopher Rice on the 61 Bullard Pasture Road deed. Athol Credit Union was the buyer at 1 Wickett Pond Road. Greenfield Savings Bank was the buyer at 174 West St. Farm Credit East ACA was the seller on the 5 John Quist Road transfer to Jeffrey D. Budine and Gillian K. Budine. One transfer, at 174 Locke Hill Road, moved out of an estate, with the estate of Dianna Larae Dunn listed as seller. No beds, baths or square-footage figures were available in the deed data for any property in this period.
