Warwick Home Prices Range Widely as Most September Sales Await Price Data

WARWICK -- Ten properties changed hands in Warwick between Aug. 21 and Sept. 19, but sale prices have been recorded for just two of them so far, leaving most of the period's transactions without pricing detail in the Franklin County Registry of Deeds.

MARKET OVERVIEW Ten deeds were recorded in Warwick during the period, but only two carried a sale price in the registry's data as of this writing. Based on those two recorded prices, $40,000 and $395,000, the price range for the period is $40,000 to $395,000, with a two-sale median of $217,500. The eight other sales have not yet had prices posted, a normal data lag that typically clears within about a week of a deed's recording date, and the median will shift once more prices are added. Judged by count alone, 10 recorded deeds in a four-week span is a typical pace of activity for a town the size of Warwick.

TOP SALES The highest-priced sale on record was 16 South Holden Road, which sold for $395,000 on Sept. 15. Sellers Jean B. Haskell and Claire F. Michaels transferred the property to Sudipto Sarkar, trustee of the Sudipto Sarkar Family Trust.

The only other sale with a recorded price was a Warwick property with no street address listed in the data, which sold for $40,000 on Sept. 4. Seller Paul T. Young transferred the property to buyer Randy Herk.

Prices for the remaining eight sales, including three additional South Holden Road transactions and properties on Orange Road, Hastings Heights Road, Wendell Road and Shepardson Road, are not yet available.

NEIGHBORHOOD BREAKDOWN South Holden Road: Four deeds were recorded on South Holden Road on Sept. 15 alone. Beyond the $395,000 sale at No. 16, Claire Farley Michaels transferred 14 South Holden Road to Sudipto Sarkar, trustee of the Sudipto Sarkar Family Trust; a second deed at the same No. 16 address (recorded in the registry as "16 So Holden Rd") listed Haskell and Michaels as sellers with no buyer listed in the available data; and Karin Shepardson, trustee of the Karin Shepardson Family Trust, appeared as seller on a fourth deed recorded as "16 S Holden Rd," also with no buyer listed. Prices for these three additional deeds are not yet available.

Orange Road: Two sales were recorded on Orange Road: 630 Orange Road on Sept. 10, from Mortgage Electronic Registration Systems Inc. and Quicken Loans Inc. to Holly Z. Manson, and 855 Orange Road on Sept. 1, from Crescent Mortgage Co. and Mortgage Electronic Registration Systems Inc. to Martin L. Brown. Neither price is yet available.

Other sales: Single deeds were also recorded at 77 Hastings Heights Road (Sept. 8, Greenfield Cooperative Bank to Sarah J. and Cody J. Soos), 851 Wendell Road (Aug. 25, Athol Credit Union to Joseph F. Campbell) and 206 Shepardson Road (Aug. 24, Greenfield Savings Bank to Richard G. and Patricia A. Shepardson). None of these three carries a recorded price yet.

MARKET NOTES Five of the 10 deeds recorded in the period listed a bank, credit union or mortgage company, rather than an individual, as seller: Mortgage Electronic Registration Systems Inc., Quicken Loans Inc., Greenfield Cooperative Bank, Crescent Mortgage Co. and Greenfield Savings Bank each appear as grantors on at least one deed. Two of the South Holden Road deeds involved family trusts, the Sudipto Sarkar Family Trust and the Karin Shepardson Family Trust, as parties. Beds, baths and square footage were not available in the deed data for any property in this period, so no price-per-square-foot comparison could be made.
