Land Trust's $240,000 Deal Sets High Mark Amid Thin Price Data

WENDELL -- Nine property transfers were recorded in Wendell between Sept. 4 and Oct. 3, but sale prices have posted for only two of them so far, leaving most of the month's market activity still to show up in the public record.

MARKET OVERVIEW Nine deeds were recorded in Wendell during the four-week period ending Oct. 3. Of those, two carry a recorded sale price so far: $58,305 and $240,000, for a median of $149,152. The remaining seven sales list no price yet. That is typical for recently recorded deeds and does not indicate the price was withheld; sale prices generally appear in registry data within about a week of recording. Because the price figures above reflect only two of nine transactions, they describe a small slice of the month's activity rather than the full market, and the raw count of nine transfers cannot by itself be called brisk or slow without more price data to go with it.

TOP SALES Only two sales carry a recorded price. A property in Wendell, listed in deed records without a street address, sold for $240,000 on Sept. 10. The sellers were Kathleen C. Quinlan and Mark J. Stetz; the buyer was Mount Grace Land Conservation Trust Inc. That is the month's highest recorded sale. At 35 Cooleyville Rd., the property sold for $58,305 on Sept. 28; the seller was Gloria Kegeles, and the buyer is listed in deed records as Redevelopment A.

Seven other properties changed hands during the period with no recorded price yet: 120 Old Egypt Rd. (Sept. 21), 240 Farley Rd. (Sept. 18), 431 Wendell Depot Rd. (Sept. 14), 127 Wendell Depot Rd. (Sept. 11), 270 Wendell Depot Rd. (Sept. 10), 140 West St. (Sept. 9) and 264 Wendell Depot Rd. (Sept. 8).

NEIGHBORHOOD BREAKDOWN Wendell Depot Road accounted for four of the month's nine transfers, the largest concentration on any single street: 431, 270, 264 and 127 Wendell Depot Rd. None of the four has a recorded price yet. The remaining sales were spread across one each on Cooleyville Road ($58,305), Old Egypt Road, Farley Road and West Street, plus one transfer listed with no street address, which carried the month's highest recorded price, $240,000.

MARKET NOTES Bed, bath and square-footage figures are not available from deed records for this period, so no price-per-square-foot comparison can be made.

At least five of the nine transfers involved a government, utility, bank or nonprofit entity rather than a transaction between two private owners. Massachusetts Electric Co. and New England Power Co. were sellers at 431 Wendell Depot Rd.; New England Power Co. and the Massachusetts Comm Conservation Recreation were sellers at 127 Wendell Depot Rd.; the Franklin County Regional Housing Authority and Redevelopment A appear as seller and buyer, respectively, in the Cooleyville Road and Wendell Depot Road transfers; and Mount Grace Land Conservation Trust Inc. was the buyer in the month's top sale. Greenfield Savings Bank was the seller at 120 Old Egypt Rd.

With price data available for only two of nine sales, no broader comparison of property types or price tiers is possible for this period.
