SUNDERLAND -- Thirteen property deeds were recorded in Sunderland between Sept. 4 and Oct. 3, but sale prices have posted so far for only two of them at the Franklin County Registry of Deeds. The two prices on record range from $139,000 to $203,000.

MARKET OVERVIEW Sunderland recorded 13 property transfers during the period. Of those, only two carry a sale price in the registry data so far: $139,000 and $203,000, for a midpoint of $171,000 between the pair. The remaining 11 transactions show no price yet, which is typical; consideration amounts often take about a week to appear in registry records after a deed is recorded, and several of the pending entries are trust or family transfers rather than arm's-length sales. Based on the raw count alone, 13 recorded deeds in a four-week span is a moderate volume for the town, though without prior-month figures for comparison it is not possible to say whether this represents a pickup or a slowdown.

North Main Street: Two deeds recorded Sept. 23 at the same address, listed alternately as 250 North Main St. and 250 N Main St. One shows Christopher Moses and Chun Xue Hao as sellers with no buyer listed; the other shows Tesla Inc. as seller and Moses and Hao (listed as Chun X. Hao) as buyers. Neither carries a price yet.
