Shelburne Sale Prices Span $100,000 to $360,000 in Latest Deed Filings

SHELBURNE -- Thirteen property transfers were recorded in Shelburne between Sept. 4 and Oct. 3, but fewer than half carried a sale price in registry data so far, with recorded prices ranging from $100,000 to $360,000.

MARKET OVERVIEW The Franklin County Registry of Deeds recorded 13 Shelburne transfers in the period, with sale prices attached to six of them so far. Recorded prices ranged from $100,000 to $360,000, with a median of $196,000 among those six. The remaining seven transfers, more than half the total, show no price in the data yet; that typically reflects a lag of about a week before consideration amounts post to the registry, not that a price was withheld. Based on the raw count of 13 recorded deeds, the period shows a steady pace of transfers, though more than half the activity cannot yet be assessed for price.

TOP SALES 1105 Mohawk Trail sold for $360,000 on Sept. 24. Seller Arrowhead Shops Inc. transferred the property to Mohawk LLC. 194 Peckville Road sold for $249,000 on Sept. 21. Sellers Thomas Avery and Shelley R. Avery transferred the property to Greenfield Cooperative Bank. 353 S Shelburne Road sold for $200,000 on Oct. 2. Sellers Linda D. Cardea and Linda D. Umstatter transferred the property to Franklin First Federal Credit Union. A property recorded simply as "Shelburne, MA," without a street address in the deed data, sold for $192,000 on Sept. 15. Seller William M. Bridges transferred it to Sayagi U Ba Khin Memorial Trust of Massachusetts Inc. 247 Main Street sold for $105,650 on Sept. 30. Seller Kyle Canepari transferred the property to Com LLC and Dart Collateral Manager LLC.

NEIGHBORHOOD BREAKDOWN Patten Road had two transfers in the period: 291 Patten Road on Sept. 23 and 232 Patten Road on Sept. 18. Neither has a recorded price yet. Mechanic Street also had two transfers: 35 Mechanic Street on Sept. 22, with no price yet recorded, and 72 Mechanic Street on Sept. 8, which sold for $100,000 to Greenfield Cooperative Bank. Among the six recorded prices, all fell under $500,000, ranging from $100,000 to $360,000, with no transfers above that threshold in the priced portion of the data.

MARKET NOTES Three of the six priced transfers listed a bank or credit union, Greenfield Cooperative Bank or Franklin First Federal Credit Union, as the buyer. Two transfers, at 291 Patten Road and 35 Mechanic Street, listed matching grantor and grantee names, indicating property moved into a trust held by the same individuals rather than to a new owner. Two transactions, at 1105 Mohawk Trail and 247 Main Street, involved limited liability companies as buyer or seller, pointing to commercial or investment property rather than owner-occupied housing. No bed, bath or square-footage data was available for any transfer in this period, and seven of the 13 recorded deeds, including 38 Barwells Ferry Road, 77 Skinner Road, 291 Patten Road, 35 Mechanic Street, 120 Frank Williams Road, 232 Patten Road and 10 Wilson Graves Road, have no price yet available in registry data.
