Only Recorded Sale Price in Rowe Holds at $15,740 for August

ROWE -- Three property transfers were recorded in Rowe between Aug. 21 and Sept. 19, but only one carried a sale price in Franklin County Registry of Deeds records reviewed for this report, limiting what can be said about the town's market this period.

MARKET OVERVIEW Three deeds were recorded during the period. Of those, one included a sale price: $15,740 for 5 Pine Hill Drive, recorded Aug. 26. That figure also serves as both the low and high end of the recorded price range and the median, since no other price has reached the registry yet. Two of the three transfers, dated Aug. 25 and Aug. 27, show no price; that typically reflects a lag in data reaching the registry rather than any decision by the parties involved. With just three recorded transfers and only one price, the period reads as quiet by raw count, though a fuller picture may emerge once the remaining prices post.

TOP SALES The only transaction with a recorded price is 5 Pine Hill Drive, which sold for $15,740 on Aug. 26. The seller was Douglas M. Upton; the buyer was the U.S. Department of Housing and Urban Development. Bed, bath and square footage figures are not available from deed records.

Two additional transfers were recorded without a price. On Aug. 27, a deed for 127 County Road listed CMG Mortgage Inc. and CMG Home Loans as sellers and Edward J. Silva and Lori Ledger as buyers; price not yet available. On Aug. 25, a deed involving Massachusetts Electric Co. as grantor was recorded for a Rowe property; no buyer name or street address was listed, and price not yet available.

NEIGHBORHOOD BREAKDOWN The three transfers involve three separate locations: Pine Hill Drive, County Road and an unspecified Rowe address tied to the Massachusetts Electric Co. filing. No street or neighborhood saw more than one transaction during the period, so no geographic clustering can be reported. By price tier, the lone recorded sale, at $15,740, falls well under $500,000; the other two transfers cannot be tiered without price data.

MARKET NOTES The data available does not support observations on price per square foot or property-type mix, since square footage and property type are not part of the deed records reviewed. Two of the three transfers involve non-individual parties as grantor or grantee: a mortgage company on one deed and a utility company on another, alongside a transfer naming HUD as buyer.
