Just Two of Warwick's 10 September Sales Show a Recorded Price

WARWICK -- Ten property transfers were recorded in Warwick over the past month, but only two carried a sale price in the registry data so far: a $500,001 deal on Hockanum Road and a $395,000 sale on South Holden Road.

MARKET OVERVIEW The Franklin County Registry of Deeds recorded 10 property transfers in Warwick between Sept. 4 and Oct. 3. Of those, two carried a recorded sale price, $395,000 and $500,001, putting the two-sale median at $447,500. The remaining eight transfers show no price yet. That typically means the figure has not yet reached the registry's data, which usually arrives within about a week of recording, not that a price was withheld. Judged on raw count alone, 10 recorded transfers represents active activity for a town of Warwick's size. But with price data covering only two of the 10 transfers, the overall dollar value of the month's market cannot yet be assessed in full.

TOP SALES The two transfers with recorded prices led the known activity this period. 165 Hockanum Road sold for $500,001 on Sept. 25; sellers Cole Oliver Matthews and Emily Kate Matthews transferred the property to Better Mortgage Corp and Mortgage Electronic Registration Systems Inc. 16 South Holden Road sold for $395,000 on Sept. 15; sellers Jean B. Haskell and Claire F. Michaels transferred the property to Sudipto Sarkar, as trustee of the Sudipto Sarkar Family Trust. Eight other transfers recorded this period, at addresses including 95 Shepardson Road, 851 Wendell Road, 630 Orange Road and 77 Hastings Heights Road, have not yet shown a price in the data.

NEIGHBORHOOD BREAKDOWN Holden Road saw the heaviest activity of the month: four deeds recorded on Sept. 15 at addresses listed as 16 South Holden Road, 16 So Holden Road, 16 S Holden Road and 14 South Holden Road, all variant spellings of the same street. Jean B. Haskell and Claire F. Michaels appear as sellers on three of the four, and Sudipto Sarkar, as trustee of the Sudipto Sarkar Family Trust, appears as buyer on two. Karin Shepardson, as trustee of the Karin Shepardson Family Trust, is listed as seller on a fourth Holden Road deed with no buyer yet on record. Outside Holden Road, the two transfers with recorded prices fall on either side of the $500,000 mark, $395,000 and $500,001, the only two transfers this period for which a price tier can be assigned. The remaining properties, on Shepardson Road, Wendell Road, Orange Road, Hastings Heights Road and an unspecified Warwick address, are spread across separate streets with no other repeated address this period.

MARKET NOTES Three of the 10 transfers list a bank or mortgage-industry entity as seller or buyer: TD Bank NA sold 95 Shepardson Road to Melanie L. Schillemat and Brandon M. Schillemat; Mortgage Electronic Registration Systems Inc and Quicken Loans Inc transferred 630 Orange Road to Holly Z. Manson; and Greenfield Cooperative Bank sold 77 Hastings Heights Road to Sarah J. Soos and Cody J. Soos. A fourth transfer, at 851 Wendell Road, involved the Franklin County Regional Housing Authority and a redevelopment authority as sellers, with Joseph F. Campbell and Tammy L. Campbell as buyers. A fifth, recorded Sept. 29 with no street address specified in the data, listed the Warwick Town Treasurer as seller and Darrell G. Cleveland and Karen E. Cleveland as buyers. Trust entities appear on both sides of several Holden Road transactions, a pattern not uncommon in family property transfers. Deed records do not include bedroom, bathroom, square-footage or property-type data, so no comparison of single-family, multi-family or condominium activity, and no price-per-square-foot analysis, is possible this period.
